Luke,
I have reviewed landscape plans L1.00 issued 3/1/2018 and L1.01 issued 1/31/2018 and am providing comments.
Numbered items are the conditions of ARB approval outlined in the February 12, 2018 ARB meeting. Bulleted items are
current review comments. Please let me know if you would like to meet to review these items in person.
1. Relocate the permanent maintenance access further away from the EC to minimize visual impacts on the street. If
grading prevents relocating the access, provide additional landscape screening.
2. Provide additional planting along the south and west sides of the access easement to better integrate the path into
the surroundings.
• These conditions have been partially addressed. Minimal plants were added on the south side of the
easement. None were added on the west side of the easement, closest to the EC. Provide additional planting
along the west side of the access easement to better integrate the path into the surroundings. (See
general area circled in blue, below.)
3. Increase the density of trees on the north/west side of the stormwater facility. Mix evergreens and deciduous
trees, and large and small trees.
• This condition is outstanding. There is no change in the planting on the north/west side of the stormwater
facility. Some trees were already shown in this location (see area circled below). The ARB was asking for
increased density with a mix of trees. Increase the density of trees on the north/west side of the
stormwater facility. Mix evergreens and deciduous trees, and large and small trees.
4. On the conservation side of the facility, add trees and revise the layout of shrubs to emphasize the natural
character of the surroundings.
• This condition has been partially addressed. 7 trees were added, but the shrubs that were previously shown (in
areas circled below) have been removed. On the conservation side of the facility show the shrubs in a
layout that emphasizes the natural character of the surroundings.
5. Revise the plans to show the existing frontage condition the full length of the frontage and to show the 40'
landscape buffer. Identify on the plan the places where existing wooded area is not sufficient to accomplish the
buffer, and show on the plan the planting that will be added to create the 40' buffer in those areas.
• This revision adds trees/shrubs along the EC frontage extending approximately 600' south of the south
entrance, and approximately 150' north of the south entrance. This is in addition to the planting that extends
approximately 500' south of the middle entrance and approximately 150' north of the middle entrance.
i. For consistency with frontage tree quantity requirements, increase the number of large shade
trees south of the south entrance from 16 to 19 and on the north side of the south entrance
from 5 to 6.
ii. Add trees/shrubs and adjust the plant layout at the south entrance for a balanced appearance
that appropriately marks the entrance.
iii. I will review this plan with Zoning next week to determine if this plan satisfies the buffer
proffer and I'll let you know the result.
6. Add the standard plant health note to the plan: "All site plantings of trees and shrubs shall be allowed to reach,
and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned
minimally and only to support the overall health of the plant."
• This condition has been addressed.
7. Show existing and proposed tree lines on the plans.
• This condition is outstanding. Existing and proposed tree lines are not shown consistently on the plans. Show
existing and proposed tree lines on the plans.

Round the contours at the maintenance path and at the northeast of the pond for a more natural appearance.
• This condition has been partially addressed. The countours have been rounded at the northeast end, but not at
the maintenance path. Round the contours at the maintenance path for a more natural appearance. (See
the area circled below.)
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on
each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than
those requested have been made, identify those changes in the memo also. Highlighting the changes in the
drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure
proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
