This list may include electronic submittals which may be accessed by clicking on the link provided. Please review these projects and send your written comments to the applicable planner by the Monday preceding the Thursday meeting. The Submission and Review Schedule is: SITE REVIEW: November 9, 2017 For the attached site plans please review each plan for compliance with the technical requirements of Chapter 18 of the Code of the County of Albemarle and/or other applicable laws enforced by your agency/department. Please either 1. Recommend approval, including conditions that must be met prior to approval of the final plan and including conditions required to be satisfied before a grading permit may be issued under chapter 17 of the Code. Any recommended conditions shall pertain to any requirements of this chapter and other applicable laws. Or, 2. Recommend denial. Any recommendation for denial shall clearly state what requirements of Chapter 18 of the Code or other applicable laws that the plan does not satisfy. If you have any recommendations for revisions please feel free to provide that information. Please be clear in your comments what a "required" revision is and what a "recommended" revision is. If you are unable to attend the meeting, please submit your comments so they will be available at the meeting. PROJECT LEAD REVIEWER: Tim Paladino PROJECT: SDP201700056- CMA Properties, Inc - Major MAGISTERIAL DISTRICT: Rio TAX MAP/PARCEL(S): 04500000017300 and 045000000094B0 LOCATION: East side of Berkmar Drive (Rte. 1403), 400 feet northeast of intersection with Rio Road W (Rte. 63 1) PROPOSAL: Amend SDP -2015-00031 to construct an approximately 15,000 square foot commercial building for automotive sales and approximately 150 parking spaces for automobile display and inventory. ZONING: HC Highway Commercial — commercial and service uses by right, and residential by special use permit (15 units per acre). ENTRANCE CORRIDOR: Yes STEEP SLOPES — MANAGED: Yes AIRPORT IMPACT AREA: Yes COMPREHENSIVE PLAN: Primary future land use is "Office / R & D / Flex / Light Industrial," which allows the following types of uses: commercial; professional office; research and development, design, and testing of prototypes; and manufacturing, assembly, and packaging; and residential as a secondary use (no maximum density). A very small area has a secondary future land use of "Urban Mixed Use," which allows commercial and retail uses that are not accommodated in Centers, as well as residential uses (3 — 34 units/ acre). PROJECT LEAD REVIEWER: Christopher Perez PROJECT: SDP201700055- Verizon --Shadwell (Easton Property) MAGISTERIAL DISTRICT: Scottsville TAX MAP/PARCEL: 079A1 -00 -OC -00300 LOCATION: 3646 Richmond Road PROPOSED: Request for approval of a Tier II personal wireless service facility with a steel monopole that would be approximately 114 feet and 6 inches tall, with a 32' x 50' lease area, and associated utility easement and 12' access road. Associated with the request is a special exception to allow the closest point of the back of antenna to be more than 12 inches from the monopole. ZONING: RA, Rural Areas- agricultural, forestal, and fishery uses; residential density (0.5 unit/acre in development lots). ENTRANCE CORRIDOR: Yes PROFFERS: No SECTION: 10.2.1 (22) which allows for Tier 11 personal wireless facilities in the rural areas. COMPREHENSIVE PLAN LAND USE/DENSITY: Rural Areas in Rural Area 2 - Preserve and protect agricultural, forestal, open space, and natural, historic and scenic resources/ density (0.5 unit/acre in development lots).
