The KHC club sits on 17 acres located at Hunt Club Drive. The facilities pre -date the current zoning standards and while non- conforming, are nevertheless grandfathered. The KHC has enjoyed a rich history as a community social venue, horse show facility and stable. We typically have between 170 and 200 social and hunting members, a level we don't envision changing. In addition to fox hunting, the club sponsors a number of social events and a highly regarded horse show that supports local charities, including most recently the UVA Children's Hospital. Our clubhouse was built in 1898 as a simple, barn like structure with a wood stove and fireplace for heat. Sometime in the first half of the 20th Century, porches and somewhat crude bathrooms were added on different levels and an exterior room was converted into a kitchen. Over time, the clubhouse has suffered from significant deferred maintenance, although it has retained much of its original charm and authenticity. Last Spring, the Board of Governors adopted a plan to update and renovate the club. We plan on keeping the essential structure and ambiance intact as our uses will not change but want a kitchen that sits on firm footings with appropriate fire protections and updated bathrooms that are accessible to all. More specifically, the plan requires the elimination of several stairs, conversion of what is now the kitchen into a wheelchair accessible landing area while adding new ADA compliant bathrooms and a handicap friendly kitchen with firewalls to the rear of the existing buildings. As a result, we will need to add approximately 500 sq. ft. to the rear footprint of the building. Much of this area was previously covered with an attached storage shed that we removed last Spring due to termite damage and faulty electrical outlets. The Keswick Hunt Club has been a cornerstone of the community for over 100 years. We need to provide a safe, accessible and updated facility to our members and to the next generation. For the first time in 50 years, we have a board that has the will and desire to fund the project. We ask to County of Albemarle to issue a letter of determination that will allow us to proceed in securing a building permit for this project per the attached renovation drawings.
