Hi Rick,
The County Attorney's office approved the supplementary declaration this morning.
I've attached an email from the Engineering Division. Once I have John's approval, we can sign the plat.
Thanks,

Hi Rick,
I just hand -delivered the supplementary declaration to the County Attorney's office. I will let you know as I as I hear back
from them. I am also awaiting confirmation from Engineering that all of their previous comments were satisfied (I expect
they will have no objection, but I'm just sharing that I have not received comments back from them yet).
Once I have confirmation from both the County Attorney's office and Engineering Division, then I will request a plat for
County signature that has been signed and notarized by Liberty Land Ltd. I will coordinate the Subdivision Agent's
signature on the plat and then send an email indicating the approved plat is available for pick-up at our front desk.
I am not totally sure of a reasonableeline to expect... My hunch is that the CoQ Attorney's office is fairly slammed
at the moment. I would hope that a conservative estimate would be the first week of February.

Subject: Ashcroft Phase 2 section 8 plat
Hello J. T. - I understand all comments have been met on this project and I have sent in the proposed document to
amend the Ashcroft covenants to cover the addition of these lots.
I was just wondering where it goes from here. If the county attorney accepts that document do you then sign the plat
and I get the document recorded or is it the other way around. At best what is the time line as I have someone
interested in building a house on one of the lots.
Thanks,
Rick Beyer

Kris,
I have reviewed the as -built plan and the resubmitted subdivision plat. The as -built plan has been forwarded to the
inspector so that he can review and comment, if necessary. My comments for the plat are as follows:
Remove note 17 from the cover page. Since the plat shows surveyed locations for the utilities with meets and
bounds on the plat, there is no need for the note.
Increase W10 and W12 so the rear of the easement (W11) is located at least 10' off of the rear of the fire
hydrant.
There is a water meter located beyond Lot 182 in the residue area. The back of the meter is on the ROW line.
Provide an easement off the back of the meter that extents 5' off all sides.
Once you make those revisions you can send me a PDF copy of the plat to review.
Thank you and Happy Holidays.

Thanks Jonathan - We have some sort of mix-up going on with ACSA. We submitted the as builts to them on this
section in 2013 and forgot all about following through. We never did hear any comments and just forgot to pursue it
further. I will be working on it.

Hi Kris,
On #2, yes, you're good to go.
On #4, a copy of the addendum should be sufficient. The proffer states that the County Attorney's office approve the
HOA documents. I'm not aware that they would need anything additional, but I'm not positive of what exactly they'll
need to give their approval.
I've also attached comments from Engineering and ACSA.
Thanks,
J.T.

J.T.,
Thank you. We wanted to ask for a clarification on numbers 2 & 4.
2. The unmarked out portion is just an artifact from your previous letter, correct? We're good to go on that comment?
4. What you are looking for here is simply a copy of an addendum to the current existing HOA Documents that state this
new section of Ashcroft is now covered under those Documents?
Thanks again!
Kris

JT,
As previously commented, the applicant shall submit an as -built plan for the water infrastructure prior to the ACSA being
able to approve SUB201500104. This is required to ensure that the water meters are located correctly in relation to the
new lot lines.

JT,
As happens from time to time, I got a call from one of our "legacy" customers regarding a plat they had submitted and
questions about information staff had requested. It appears you're the lucky planner reviewing Ashcroft Phase II Section
VIII for which I've been contacted! Anyway, I asked him to e-mail his question(s) to help me figure out what the heck he
was even asking me to help him with and got the e-mail below. Seems it has to do with verification of the open space
towards their overall requirement that's already been dedicated in Phase II which he explains below. It appears he just
needs guidance as to what he needs to do to respond to the staff request. Hopefully this makes sense to you since
you're handling the plat and you can provide the appropriate guidance. I'm glad to respond to him with the info and will
copy you when I do with the request that he follow up with you as necessary.
Thanks,
Wayne

Subject: Ashcroft phase II open space
Hi Wayne - I appreciate you taking the time to talk with me on this and hope you can shed some light.
I realize what has caused the confusion here. As we platted phase two we platted different portions of open space with
a given plat rather than do 25% with each one. For instance on one small two lot plat we platted no open space and on
another we platted 64% open space. We did that so our open space wouldn't be all chopped up looking from doing a
bunch of small pieces. We knew that ultimately we were going to have to have 25% for the whole project.
In phase II we now have 40.4% open space already and would not have to do any more with this five lot plat we are
doing to stay ahead of the 25% requirement since we are 11.76 acres over what is needed.
I will need your advice on how to proceed.
Thanks,
Rick
