COVENANTS OF TITLE unto the Grantee the following described

All that certain tract or parcel of land situated in
Albemarle County, Virginia, containing 25.333 acres, more or
{ less, and more particularly described as parcel A on a plat
of B. Aubrey Huffman Associates, Ltd., dated January 7, 1991
• entitled "Plat Showing 25.333 Ac. Portion of Parcel 85 as Shown
on Sheet 62, County Tax Maps" which plat is attached hereto
and made a part of this deed; being a portion of the same
property conveyed to the Grantor's by deed of Retta G, Harris, •
widow, dated August 29, 1989 recorded in the Clerk's Office
of the Circuit court for Albemarle County in Deed Book 1066,page
432.
This conveyance is made subject to all easements,
restrictions, reservations, and other matters contained in duly
recorded deeds, plats, and other instruments constituting
constructive notice in the chain of title which have not expired

SUPPLEMENTARY DECLARATION OF COVENANTS,
CONDITIONS AND RESTRICTIONS
There is of record in the Clerk's Office of the Circuit Court of Albemarle County,
Virginia,in Deed Book 693,page 780,Covenants,Conditions and Restrictions for Ashcroft
Subdivision. Pursuant to Mick II of said Restrictions,additional property as shown on the
attached plat of Arthur F.Edwards,Land Surveyor,dated May 30,1999,entitled"Subdivision
Plat Showing Lot 105,106,107,108,145,146,156 and 157,Section 3,Phase 2,Ashcroft" is
hereby added to said subdivison and the Covenants,Conditions,and Restrictions of record in the
aforesiad Clerk's Office in Deed Book 693,page 780,are hereby imposed upon the lots shown on
the said attached plat.
To reduce the offal that residences constructed in Ashaoft Subdivison have upon the
view of the mountains from the surrounding community the following additional restrictions are
imposed on said Lots:
A. All stnretmes constructed on said las will be limited to color selections of file with
the Ashcroft Neigborhood Association Azthitect nal Review Committee.There will be one range
of selections of colors for that portion of the structures�t predominatelylyface rdirecoad:
Thision
toward the City of Charlottesville,or the surrounding from the selections
generally will be the rear of the structures.There will also be another range
for the sides and front,of said structrms.
Colors that are designated for the rear of the structures may be chosen for the front and
sides of the structures,but colors designated for the front and sides may not be used for the rear.
B. No lights on any lot may be directed in an upward.direction,and there shall be no
exterior bulbs larger than 1,500 lumens in aggregate per fixture.
All lights with the exception of a maximum of four front door or front porch or garage
door lights and one post light mounted in the front of the house shall be shielded with a hood or a
shield that extends 1.5 inches below the bulb when the fixture is pointed downward.
Hooded spotlights or floodlights shall be directed so that the center of the light beam
strikes the ground ata distance of no more than 30 fee from the house foundation.
C.Liberty Land,Ltd.,shall have the exclusive authorization to amend these additional
covenants for a period of five years from the date hereof.
