PROJECT HISTORY
The ARB issued a Certificate of Appropriateness for this building in May 2002. Included in the approval was
a comprehensive sign review in which the Board approved white channel letter signs in the following locations:
1. Centered above the first -story awnings (two), and centered above the central arched window at the second
story (one).
2. Alternate and/or additional sign locations shall return to the ARB for review.
PROJECT DETAILS
The applicant proposes to install one channel letter wall sign with a logo box on the front (west face) of the
building and to receive approval for a channel letter wall sign already installed on the north face of the building.

Text: United Land Corp.
Sign Size: 15" high x 12' long (15 SF)

Raceway: Color to match the brick of the building
Location: Centered above the middle window at the second story.
Sign Type: Logo box
Illumination: None
Sign Size: 30" high x 24" long (5 SF)
Graphics and Color: ULC in gold letters, background of logo to be brick color (PMS 202)
Location: Centered above the proposed channel letter sign, directly below the circular window.

Wall Sign — North Facade:
Sign Type: Channel letters
Illumination: None
Text: United Land Corp.
Sign Size: 14" high x 19' long (22 SF)
Overall Sign Height: 20' to top of sign
Colors: White faces, bronze trim caps and returns
Raceway: Color to match the brick of the building
Location: At the west end of the north elevation, above the two westernmost second -story windows.
ANALYSIS:
1. The signs meet Zoning Ordinance requirements for area and height.
2. The Comprehensive Sign Approval did not provide for logos/graphics.
3. The Comprehensive Sign Approval did not provide for signs on the north elevation.
4. The proposed location of the logo box does not complement the architecture of the building and appears to
be too crowded in the proposed location. Adding graphics/logos in the proposed location tends to reduce the
overall coordinated appearance of the building.
5. The current draft of the revised ARB Sign Guidelines state that when graphics are used, they should be
incorporated as an integral part of the overall sign.
6. A smaller logo box to the left of the proposed channel letters would appear to fit more comfortably within
the pediment.
7. The color of the proposed sign is coordinated with the building and with the buildings in the surrounding area.
S. The north elevation was not designed to accommodate signage in any specific location.
9. The proposed location of the sign on the north wall is not coordinated with the architecture of the building.
It does not relate to any specific architectural element(s).
RECOMMENDATIONS:
Staff cannot support the signs proposed for the west face of the building as proposed, but can recommend
approval of the sign with the following conditions, to be administratively approved by staff.
1. Reposition the logo box to form one unit with the channel letter wall sign. (The logo box shall be located
to the left of the channel letters.)
2. The wall sign (the channel letters together with the logo box) shall not exceed 10' in length and shall be
centered over the window.
Staff cannot support the channel letter wall sign on the north face of the building and recommends that the sign
location be chosen based on a clear relationship to the architecture of the building.
This application does not include window signs. If window signs are proposed, review by the ARB is
required.
