VA , 22902 (the “Property”)
Mr. Jenkins:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
The Property is zoned HC, Highway Commercial. The permitted uses of the Property are
provided in Section 24 of Chapter 18 of the Albemarle County Code (“Zoning
Ordinance”). The Property is subject to the Entrance Corridor (“EC”) Overlay, and the
Steep Slopes Overlay Districts as described in Section 30 of Chapter 18 of the Zoning
Ordinance.
The motor vehicle service use (“Current Use”) at 1564 Seminole Trail is a by right use
within the HC zoning district.
The Property is not subject to proffered conditions that would prevent the use of the
Property for the Current Use.
The Property is subject to the following site plan, SDP1989-00075 Thomas Tire Center -
Final, approved 10/12/1989. Some of the landscaping shown on the site plan is missing
in multiple locations throughout the site. County staff understands that landscaping dies
and is sometimes not replaced. It is the responsibility of the property owner(s) to
maintain the site as approved on the noted site plan. At this time no complaint regarding
the missing landscaping has been received by this office. Thus, the County will not be
pursuing a violation of the site plan at this time.
No application for rezoning of the Property, special permit, conditional use, or variance
required in connection with the Property, is now pending.
This office has no record of an open violation for the Property.

with a request through the department’s Records Manager, Paul Bjornsen, at
pbjornsen@albemarle.org once they have been approved or issued.
