Newberry Regarding. SUB201500161-Ashcroft West, Phase IV Final Hi J.T., Below are the responses to the comments dated October 13, 2015. Please let us know if you have any questions or if we may be of any assistance. ✓ i. [General Comment/Proffer 7]There is a discrepancy between the noted side setback on Sheet 1 and the proffers shown on Sheet 3.Is there a reason a side setback of 15.5 feet is shown on Sheet 1?If so,we should document it with this plat. The proffers from ZMA199400016 require a side setback of 15 feet. See note 9. Earlier phases have all shown a 15.5'side setback based on the 31'separation. /2. [14-302(A)(4)] Please note the name of the owner of record for Summit Ridge Trail and the stormwater management easement recorded in D.B.4028,PG 718. Addressed. ✓3. [14-302(A)(15)] Please note the address of the owner,Ashcroft West,LLC. Addressed. [General Comment] On Sheet 1,under Lot Calculations,please show the same information approved with the V Phase 3 plat. Phase 1 should show four lots were approved and Phase 2 should show zero lots were approved. Accordingly,the Area Calculations should reflect the areas approved with Phase 1 and Phase 3. After reviewing what has been recorded it appears there was a discrepancy on the lot calculations recorded on phases 2 and 3. We have attached a copy of the cover sheets for clarification. Phase 1 A created the parent parcel for Ashcroft west but there were no lots recorded with phase IA. Phase 2 contains 4 lots and phase 3 contains 5. The current phase 4 contains 7 creating a total of 16 and leaving 12 remaining lots of the 28 approved 5.th ZMA 94-16. [14-310] Soils work was transmitted to the Health Department on September 22,2015.I will let you know as soon as I receive information back. Approved per County View. 6. [14-317]Please revise the existing private street maintenance agreement to reflect the addition of Lots 156-158 and Lots 171-174. 7. [General Comment/Proffer 6] Please submit the documentation to show that the proposed lots will become members of the Ashcroft HOA. The following comments are those that have been identified at this time. Additional comments may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Subdivision Ordinance, unless otherwise specified.] This application has been reviewed under the applicable sections of Section 14-206.
