SUB2018-00101 – Prior comments Addressed.
1. Revise SWM facility easement width for underground detention. 22.67’ does not provide a 10’
equipment landing. When calculating depth, lowest elevation is level of base stone beneath box
culvert (UG detention system). Include thickness of box culvert (8”, 10” etc.) when considering width
and depth. Min. easement width ~26’. If review error, please confirm that detention easement width
is sufficient, using reference schematic below. ACDSM, p. 15:

2. Sec. 14-303.L. – Show public utility (water, sanitary, gas lines) and drainage easements (c., schematic
above). Provide drainage easements from SWM facility outfalls to receiving stream; that is, to point
pipes daylight upslope of the pond behind Boar’s Head Inn.
3. Sec. 14-303. I. – Provide bearing and distance tie between “not less than two (2) permanent
monuments on the exterior boundary of the property, and further, tie to existing street intersection
where possible and reasonably convenient.” One tie appears to be provided; if this tie is to monument,
please label ‘Ex. monument’ and provide identifying description of monument.
4. In depicting additional monument tie and drainage easements graphically, an additional sheet at less
than 1” =40’ may be necessary (1” =60’, for example). It does not appear possible to further reduce
scale of plat of SWM facility easements. Engineering recommends a second sheet for monument ties,
and to depict drainage easements that extend from SWM facilities to pipe outfalls.
5. Revise Plat Title to: “Plat of a Stormwater Management Facility and Drainage Easements Across… ”
6. As a practical matter, increase print scale, if possible, so that margins are smaller and detail magnified.
