Dear Mr. Langille:
Bohler Engineering is pleased to submit on behalf of Riverbend Development, the 2nd Submission Initial
Site Plan for the Brookhill Development project in Charlottesville, Virginia. The following is our
comment response letter addressing comments received from your department dated May 8, 2018. Each
comment is addressed and responded to as follows:
Comment 1: [32.4.2.1 (f)] The mailing notification fee of $215 has not been paid. The fee must be
paid prior to Friday, May 25th in order for the initial site plan to be approved.
Response 1: The notification fee will be paid with this submission.
Comment 2: [32.7.9] Please see ARB comment #1 regarding additional plantings required within the
landscape buffer along Route 29. As stated on the ZMA201500007 Application Plan, the
area outside of the existing tree limits within the 100’ Route 29 buffer shall be replanted
in accordance with the Places29 master Plan Forested Buffer Requirements. ARB
comments include a hyperlink to the Places29 Master Plan document, please refer to page
7-15 and Figure 7.16 for additional information on the Forested Buffer Frontage design
standards. The ARB comment must be addressed prior to initial site plan approval.
Response 2: The area within the 100’ Route 20 buffer has been revised as requested. See Sheets
C-701 – C-702.
Comment 3: [32.5.2 (a)] The “phasing plan” provided on Sheet C-105 has a label stating it is the
approved application plan from the Brookhill rezoning, but it is not the correct
application plan that was approved. Please replace with the stamped and approved
application plan (November 9, 2016) and re-name Sheet C-105 to “Approved Application
Plan ZMA2015-07.”
Response 3: The Application Plan has been replaced and revised as requested. See Sheet C-105.
