Detailed Description:
1.0 anile west along U.S. Highway 250 from the junction of U.S. Highway 29 at the northwest
edge of Charlottesville, 23 feet southwest of edge of pavement of U.S. Highway 250, 24 feet
southeast of the center of a gravel road leading southeast to the Commonwealth Motor Court,
155 feet northeast of the northeast corner of brick restaurant and gift shop, 1.0 foot southwest
of a rock wall, 35 feet southeast of culvert under U.S. Highway 250, 110 feet southwest of the
south rail of the C&O Railroad tracks, 14 feet northeast of a manhole on gas line, 5 feet
northeast of A,C & G.S. witness sign, and set in the top a concrete post.
15. General Construction Notes
(1) The abbreviation V.D.O.T, made hereafter refers to the Virginia Department of Transportation.
The term County refers to the County of Albemarle, Virginia.
(2) Prior to commencement of any construction within any existing public right-of-way, including
connection to any existing road, a permit for said construction shall be obtained from V.D.O.T•
(3) All paving and drainage related materials and construction methods shalt conform to current
specifications and standards of V.D.O.T. unless otherwise noted.
(4) Erosion and siltation control measures shall be provided in accordance with the approved
erosion control plan and shall be installed prior to any clearing, grading or other construction.
(5) All slopes and disturbed areas are to be fertilized, seeded and mulched. Maximum allowable fill,
or cut slope is 2:1. Where reasonably obtainable lesser slopes of 4:1 or better are to be
achieved.
(6) All drainage inlets shall have a 2 -inch local depression.
(7) Pawed or rip -rap lined ditch may be required when in the opinion of the Director of Engineering,
or his designee, it is deemed necessary in order to stabilize a drainage channel.
(8) All traffic control signs shall conform with the Virginia Manual for Uniform Traffic Control Devices,
latest edition.
(9) Unless otherwise noted all concrete pipe shall be reinforced concrete pipe - Class Ill.
(10) All excavation for underground pipe installation must comply with OSHA Standards for the
Construction Industry (29 CFR Part 1926).
(11) Proposed Phase 2 water and sewer utilities are to be privately'maintained.
(i 2) Sanitary sewer laterals to be extended to the proposed existing public sanitary sewer outfall, as
previously approved with the Village Nursing Home and University Village Phase 1.
(13) Proposed Phase 2 storm drainage improvements are to be connected to proposed existing
stormwater drainage facilities, as previously approved with the Phase 2 University Village Site
Plan revisions.
(14) See Architects plans for details of all roof down spouts and integrated storm drainage around
buillding perimeter of proposed Phase 2 facilities,
(15) Observed field terrain conditions in and around Phase 2 building area are non consistent with
topogrpahy and as -built data provided hereon by Kirk Hughes and Associates. Owner
assumes all responsibility for any alternations to existing terrain, utilities and as -built conditions
which may impact the accuracy and cost of site improvements related to this site plan.
16. Water and Sewer General Plan Notes (RSCA)
(1) Work shall be subject to inspection by Albemarle County Service Authority inspectors. The
contractor will be responsible for notifying the proper Service Authority officials at the start of
work.
(2) The location of existing utilities across or along the line of the proposed work are not
necessarily shown on the plans and where shown are only approximately correct. The
contractor shall on his own initiative locate all underground lines and structures as necessary.
(3) All materials and construction shall comply with General Water and Sewer Construction
Specifications as adopted by the Albemarle County Service Authority on January 20, 1983, as
amended February 21, 1935.
(4) All elevations are based on U.S.C. and G.S. datum.
(5) The contractor shall be responsible for notifying "Miss Utility" (1-300-552-7001).
(6) All water and sewer lines shall have a three foot minimum cover over the centerline of the pipe.
17. Watershed Considerations
This site is not in a reservoir irvatershed.
18. Landscaping
Phase 2 site area to be landscaped by Owner in accordance with County standards.
