(c/o bill@roudabush.com) From: Tim Padalino, AICP (tpadalino@albemarle.org) Division: Planning Date: June 14, 2018 Subject: SUB201800102 – Boundary Line Adjustment Plat (MJH Apartments) Review of this plat was completed using the sections listed under Section 14-208.1 of the Subdivision Ordinance. The Planner will recommend approval of the boundary line adjustment plat referred to above when the following review comments have been satisfactorily addressed. Staff has provided references to the County Code for each review comment. The Code is kept up-to-date by the County Attorney’s office and may be found at www.albemarle.org/countycode. The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. Planning 1. [Chapter 14, Section 14-302-B-(2)]: All signature copies of final plat must include the name of the plat preparer (on a licensed surveyor’s seal and with original signature). 2. [Chapter 14, Section 14-302-B-(9)]: Please show the “Flood Hazard Overlay” area which exists in a (small) portion of the property according to Albemarle County GIS-Web, and please update the note about “Zone X” accordingly. 3. [Chapter 14, Section 14-302-B-(9)]: Please show the “Steep Slopes – Managed Overlay” areas located in the vicinity of the proposed parcel adjustments (“Parcel A” and “Parcel B”). 4. [Chapter 14, Section 14-302-B-(9)]: The statement of consent (“Owners Approval”) appears to contain an incorrect description of the land(s) to be adjusted: both statements currently reference “Parcel ‘L.’” Please revise such that one statement references “‘Parcel A’” and the other statement references “Parcel ‘B.’” Please reference the attached exhibit identifying the locations of issues identified by review comments 2 and 3. In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
