Please proceed with Hive’s application, hopefully with the understanding that it is barely visible from the street, and let me know if we can be of any assistance on that front. We will keep you posted on the larger vision for the center and request a pre-app meeting as we get our initial thoughts together on design. My partner Kurt Wassenaar and his team are working on this already. Only the “rooftop” signs were addressed in this plan. Do you know when this sign criteria was adopted or approved? I don’t think any signs at the center comply. I don’t think a Hive rep needs to be at the meeting. I’ve looked at photos of the shopping center taken last Friday and realize that some tenants may have installed signs without permits. Nevertheless, I need input from the ARB at this time because the Comprehensive Sign Plan only provides for signs above the canopies (on the “roofs”). My recommendation for the ARB will be that non-illuminated wall-mounted under-canopy signs don’t have sufficient visibility from the street to require ARB review. But, the ARB could decide that the Comp Sign Plan needs to be updated to address these signs. I’ll let you know what happens. The designed sign was going to be on 1/2” thick painted and sealed MDO board. The edges would be painted. The sign face would be printed and laminated vinyl. The Pantone colors are Rhodamine Red and Bright Orange. The white is white, the light grey is 40% black, the dark grey is 90% black. I’ve attached an image of what it looks like over our door right now (the image where the raw wood is showing through). This is the space that the previous sign was allocated to when this space was a Bead Shop. It was a board sign as well. I’ve also attached an image of all the different types of signs that exist at this shopping center. Some tenants have signs, some do not, some have empty light boxes (the business on the left of the center has a 16’ empty light box), some have signs on their windows, over their doors, on the roof. Finally, I’ve attached an image of the Consignment shop which has a sign over the door/window area similar to what we are envisioning. Whatever you can do to help facilitate this process would be great. I am the previous owner of a sign shop in Waynesboro, Oryx Designs and have a decade in the sign business. I agree that it would be best to have a more consistent look among the signs, but since we are dealing with 9 businesses with all different types of sign, I would recommend that the ARB revisit this when/if the property owner decides to upgrade the building facades. Please let me know if it would be beneficial to have a Hive representative attend the meeting. I have received your application for the Hive Creative Group sign in the Crozet Shopping Center and I am reviewing it to see if it meets Entrance Corridor requirements. The Architectural Review Board (ARB) has approved design criteria for signs in this shopping center. The type and location of your proposed sign do not match the approved criteria. On Monday, June 18, we will have an opportunity to ask the ARB for direction on how they’d like us to handle this application. In the meantime, would you please provide the following information that was missing from your submittal: 1. Indicate the material of the proposed sign. 2. Identify the sign colors. Provide physical samples or Pantone equivalents. I’ll let you know if anything else is required after we hear from the ARB on Monday. Thank you. The ARB agreed with staff’s recommendation that non-illuminated wall-mounted signs like the Hive proposed sign will have such limited visibility from the Entrance Corridor street that they do not require ARB approval. I would appreciate it if you can provide a copy. - The empty sign box she references is for Fisher Auto Parts. Their sign was damaged in a storm some months ago and they are in the process of replacing it. - We agree the signage is a hodge podge and generally in poor condition. - We are in the early stages of planning a renovation of the entire center façade to unify the three different sections and give it a much-needed facelift. We will be submitting initial designs for ARB consideration later this year. Signage will be part of the re-design, so it is likely we will see some significant changes. That shouldn’t hold up what you are doing with Hive, but wanted you to know what is coming.
