Thank you for your review of the final site plan for Old Trail Blocks 5, 20, and 21. We have reviewed and
revised the plan per your most recent comments dated August 22, 2017. See below for detailed responses to each
of your comments.
1. WP -2 has been extended to cover entire lane width on plans.
2. Old Trail Drive ADT has been increased following a 1% per year since 2015. The updated ADT is 3672 trips.
This did not change the results of the warrant. Warrant has been updated on the plans, there were some
display settings that made it difficult to understand, but we trust that the updated warrant is clear and
easy to follow.

Dear Emily,
Thank you for your review of the final site plan for Old Trail Blocks 5, 20, and 21. We have reviewed
and revised the plan per your most recent comments dated August 23, 2017. See below for detailed
responses to each of your comments.
1. Comment Noted, WPO 201700016 remains under review and must be approved first.
2. Comment addressed with previous submittals

5. Per our meeting with Emily Cox and Frank Pohl on 9-14-17, the reviewer will waive the request for
retaining wall design for site plan approval. Applicant understands this design is required as part of the
building permit.
6. Retaining wall on C7 is close to the parking area but will not interfere with the parking overhang.
7. Sidewalks along the public streets all have easements. The associated plat is awaiting approval for
recordation. All easement references will be included on the site plan in the final signed hard copy
submittal.
8. SWM facility easements have been shown. See comment above.
9. We are awaiting word of entrance permit approval. Typically this step is finalized by the general
contractor before site work begins.

11. Pavement details have been updated to show 2" and 3".
12. ST -5 and ST -4 slope is above 0.5%.

I did not get a recent invite but have the original one in Bluebeam and it still works.They still haven't made the changes
have asked (the continuation of the name Glen Valley Dr) but it is not a new road name so I'm not sure how critical this
is. Do I just make the same comments for a 3rd time? ( Derek made them the 1st time) Or so I just say it is all ok?

Ms. McMahon,
Thank you for your review and feedback on the plans for Old Trail. The following changes have been made in response
to your comments:
1. All trees planted parallel to interior roads and in parking areas must be at least 2.5 -inch caliper (measured six
inches above the ground) and should be planted at least every 40 feet on center.
All large shade trees along interior roads and on the perimeter parking areas have been adjusted to be a
maximum of 40 feet apart. 2.5 -inch caliper trees have been specified on Plant Schedule (C17) and Note 4.
2. All shrubs must measure at least 24 inches in height.
All shrub species have been adjusted to be 24" or higher. See Plant Schedule (C17).
3. Reduce the total number of Ilex Glabra'Shamrock' (IGS, 118) so that it is not greater than 25% the total number
of shrubs.
Ilex Glabra'Shamrock' plantings have been reduced to less than 25% of shrubs. See Plant Schedule (C17).
4. All light levels must be 30 foot candles or lower. There is one value of 31.1 f.c. which must be reduced.
Light levels have been adjusted, and none exceed 26.1 f.c. across site. See Lighting Plan (C19).
5. If wall -mounted lights are proposed, they must be drawn on the architectural elevations and manufacturer's
specifications, cut sheets, and a lighting schedule must be submitted for ARB review. Photometric values emitted
from wall -mounted lights must be added to the lighting plan.
No wall -mounted lights are proposed.
6. Add the standard mechanical note to the architectural drawings: Visibility of all mechanical equipment from the
Entrance Corridor shall be eliminated.

Thank you for your review of the final site plan for Old Trail Blocks 5, 20, and 21. We have reviewed
and revised the plan per your most recent comments dated June 23, 2017. See below for detailed responses
to each of your comments.
1. Comment Noted, WPO 201700016 remains under review and must be approved first.
2. This topography has been field verified on 5/3/2016 during a detailed survey of the Old Trail Drive curb
and gutter performed by Roudabush, Gale & Associates, Inc.
3. The Master Plan Number was the original rezoning plan ZMA 2004-024. This is listed on the cover
sheet.
4. This ground cover is shown in the landscaping plan sheets C15 -C18. Ground cover on these slopes is
a wildflower mix.
5. Retaining wall plans will be submitted when received, we are awaiting the subcontracted wall design
engineer to finish the plans. Safety rails have been to the appropriate walls.
6. The two foot overhang has been shown on the site plan sheets.
7. Sidewalks along the ROW have been placed in easements.
8. Roudabush, Gale & Associates Inc. are preparing the easement plats, these should be submitted
soon. We will submit the SWM agreement separately before final approval.
9. We are awaiting VDOT approval.
10. Dumpster pad meets these requirements, see Detail 4 on Sheet C13.
11. Pavement design sections have been included with this submittal. See Sheet C12 for pavement
thickness guideline plan.

1. Public ROW's have been shown and labelled. Travelways within this plan shall be private.
2. Intersection site distance profiles have been shown on Sheet C12. Please note that the corresponding plan
view lines are shown on Sheets C8 -C10 and that the left site distance line for Trailhead Drive that extends
beyond these extents is shown on C12. Site distance easements have been added to the plans.
3. Our plans had omitted an existing DI -313 on Golf Drive adjacent to the new entrance. Current design for
this entrance has not changed and this existing inlet will collect runoff and will remain in place.
4. Entrance CG -12's have been updated per modified CG -12 design drawing sent via email May 3, 2017.
S. Turn lane warrant analysis has been included on Sheet C11.

1. The outstanding $215 notification fee has been paid with this submittal.
2. Note about the special exception added to Sheet C1.
3. Parking count note adjacent to building 103 has been updated. Total parking count for these three blocks
is 347, meeting the requirement of 345.
4. Segmented block ret. Wall near the parking lot on C7 (and C10) has been shifted. This retaining wall will be
stepped, the area that protrudes above the curb has been shifted back to allow a 2' overhang, the other
part of the wall is level with the curb grading so vehicles will naturally overhang. Please note that the max
height is 2'; since handrails are not required there is nothing on the wall to interfere with vehicle
overhang.
5. Conservation checklist has been signed and dated.
6. Block 21 sidewalk has been extended to edge of property line along Old Trail Drive.

Attached is our review letter for SDP201700004 Old Trail Village BI 5, 20,&21 FSP,which includes the
following comments:
1. Please show and label the public right-of-way.
2. Intersection sight distance profiles are required. The intersection sight distance triangle for the
entrance on Golf Drive has not been provided. Sight distance easements are required where the
sight line is not within the right-of-way.
3. It appears as though the eastern side of the entrance on Golf Drive needs and inlet, as well as
the northern side of the southern-most entrance on to Old Trail Drive. Provide adequate
calculations to go along with any additional storm inlets.
4. CG-12's should be in-line with the direction of the sidewalk and should not be angled toward the
center of the intersection.
5. Provide turn lane warrant analyses on plans.

Unfortunately,this electronic plan was not distributed as I thought it had been.
I believe it is now correctly distributed and I'll be following up with each of the reviewers tomorrow to confirm that is
the case. I apologize for the all of the delay caused by my ineffective electronic distribution.
I informed the reviewers that this application originally fell under the 2/6/17 submittal date and requested their review
comments as soon as possible (with a deadline of 4/11/17).
Again, my apologies and I'll do my best to prioritize this project as much as I can going forward.

Dear Mr. Wentland,
Thank you for your review of the final site plan for Old Trail Blocks 5, 20, and 21. We have reviewed and
revised the plan per the most recent comments by John Anderson dated July 7, 2016. See below for detailed
responses to each of his comments.
Conceptual SWM design has been altered to comply with the Master plan. The Phosphorous reduction
goal of 6.07 lbs/year has been achieved with the current design as well as the quantitative runoff
requirements. A VSMP application satisfying the WPO will be submitted shortly.
The Master plan planned for buffer disturbance. Since area within the 100' stream buffer will be
disturbed, a mitigation plan will be added to the VSMP.
VSMP submittal pending.
4. Critical slopes waiver request is not needed as the critical slopes that are disturbed with this plan were
approved as part of the Old Trail ZMA.
5. Label changed to Golf Drive.
6. Street names added to plans.
7. Private travelway plan and profile design items have been added to the plans.
8. Pavement details, ramps, and traffic signs have been added to the plans.
9. One detention system has been removed, the other has an outfall at Biofilter D.
10. Detention and inlet profiles have been added to clarify this.
11. All practical walks have been added to the plans.
12. Walkways adjacent to curbs has been widened to 6'.
13. HC ramp for Clubhouse SW corner has been added.
14. CG -12 added to plans.
15. Min. radius is 3.0' as per design standards.
16. 3.5' planting strip has been accepted by planners, it will not be revised.
17. Adequate storm inlets have been provided, each inlet meets VDOT design standards. VSMP will have all
storm calculations.

Thank you for your review of the final site plan for Old Trail Blocks 5, 20, and 21. We have reviewed and
revised the plan per your most recent comments dated June 18, 2016. See below for detailed responses to each of
your comments.
1. Site distance triangles have been included on the plans. Since the roads have recently been built to VDOT
standards, vertical sight distance is not a concern as Stopping Sight Distance is always greater that
Intersection Sight Distance. Landscaping is included for this site, and the triangles have been shown on
these sheets. A note was added to trim branches of trees within the triangles to a height of 120" from the
pavement elevation.
2. Proposed travelways are internal and shall be privately owned. This has been shown on the Final Site Plan.
3. Requested VDOT ROW information has been shown.
4. Intersection angle on golf drive has been added. See Sheet C11.
S. The design vehicle is a standard car, the entrance radii of 25' match the existing private streets and public
side streets within the existing Old Trail development.
6. Profiles have been shown, since these are private streets the 50' of 2% landing was not achieved for
upland drive, however a slope of 4% was achieved through this drive, per CG -11.
7. Curb ramps have been shown on the plans and CG -12 details have been added to sheet C13.
8. Turn warrant analysis dated August 8, 2016 was approved by VDOT.
9. Entrances shall be VDOT CG -11 method of surface treatment, and all entrances slope away from the
existing ROW so existing drainage will not be affected. All other inlets have been analyzed per VDOT LD -
204 calculations.
