Subject: Initial Comments for the Peabody School SP201800004
The following comments are provided regarding the above SP amendment application:
1. The Open Space as shown on SDP201300006 currently measures over 100 feet in
depth from the northwest corner of the play area to the adjacent parcel. While the open
space in sum total is not specified as a major element of the special use permit, it must
remain deep enough to buffer the school use from the adjacent residential parcels. The
open space requirement may be waived under Section 8.5.5.3(a)(1), as a required yard
with the submission of a written request for a variation to the director of planning. It is the
recommendation of Zoning staff that the following requirements be met:
a. The encroachment of the sport court into the open space may not allow visibility
of the school or the sport court from neighboring parcels;
b. The location of the sport court does not increase noise on neighboring parcels;
c. No lights be installed at the sport court;
d. A pedestrian path be installed to the sport court to prevent erosion of the
surrounding slopes;
e. The sport court and its installation may not encroach into critical slopes.
2. Include the location on the site from which queuing numbers were counted. Additionally,
specify whether the queuing extends onto Stoney Ridge Road during morning counts, or
whether the queuing is contained to the site. Include maximum queuing counts for both
morning and afternoon. Please provide estimates of projected queuing with the
increased enrollment numbers.
3. According to the School's online calendar, Friday, May 11, 2018 was a Teacher
Workday with a noon dismissal, and is likely not typical of a normal day. Additionally, on
Friday, May 11, 2018, the Middle School students left the site at 7:00 am for a field trip,

likely affecting the parking numbers. Zoning staff requests the parking study include
multiple days' counts.
4. "No entry" signs must be included on the site plan at the proposed exit onto Southern
Parkway. The proposed exit onto Southern Parkway must be right -out only.
