This approval shall be valid for a period of five (5) years from the date of this letter, provided that the developer submits a final site plan for all or a portion of the site within one (1) year after the date of this letter as provided in section 32.4.3.1 of Chapter 18 of the Code of the County of Albemarle, and thereafter diligently pursues approval of the final site plan. In accordance with Chapter 18 Section 32.4.2.8 Early or Mass Grading may be permitted after the following approvals are received: 1. Engineering approval of a VSMP plan meeting the requirements of Chapter 17 of the Code of the County of Albemarle. 2. Submittal of a tree conservation checklist with areas for tree preservation identified. The final site plan will not be considered to have been officially submitted until the following items are received: 1. A final site plan that satisfies all of the requirements of section 32.6 of Chapter 18 of the Code. 2. Applicable fee outlined in the application The final plat will not be considered to have been officially submitted until the following items are received: 1. A final plat that satisfies all of the requirements of section 14-303 and sections 14-304 through 14-318 of the Code, and the conditions attached to this letter. 2. Applicable fee outlined in the application. Please submit 7 copies of the final plans to the Community Development Department. The assigned Lead Reviewer will then distribute the plans to all reviewing agencies (for ACSA, please submit 3 copies of construction plans directly to them, as stated in their comments). Once you receive the first set of comments on the final site plan, please work with each reviewer individually to satisfy their requirements. [32.7.9] Indicate the number and type of street trees, per road segment. It appears some areas along the cul-de-sacs need additional street trees. Trees can be provided in easements on lots, where needed. 9. [32.7.2.31 Provide sidewalks on the south side of Indigo Road. 10. [4.2.6] Public utility and other public facilities necessary to allow use of the parcel can be located within stream buffers, provided that the applicant demonstrates that no reasonable alternative location or alignment exists. A sanitary sewer line crosses through the stream buffer where it looks like it could be realigned to avoid portions of the buffer. Either demonstrate that this alignment is necessary or relocate the sewer line to remain outside of the buffer, where possible. DI's in the downstream corners will likely be required. 4. Provide the left intersection sight distance line for Cranberry Lane, as the proposed extension of Indigo Road make this necessary. 5. CG-12's must be angled perpendicular to the street being crossed. 6. Please adjust the sidewalk in front of Lot 23. 7. Note that the final site plan must show conformance with the VDOT Road Design Manual Appendices B(1) and F, as well as any other applicable standards, regulations or other requirements.
