RE: SUB 06-00022 Fairhill Estates Rural Preservation Development Preliminary Plat
Dear Sirs:
Your request for preliminary plat approval of Fairhill Estates Rural Preservation Development was
approved by the Planning Commission on its April 25, 2006 regular item agenda with conditions:
The preliminary plat referenced above has also been approved administratively on this date.
The approval of the preliminary plat is valid for (1) one year in accordance with Section 14-228 of the
Subdivision Ordinance. All final plats must be submitted to the Department of Planning and Community
Development while the preliminary plat is still valid. If the preliminary plat approval expires, a new
application must be filed and processed.
Final plats will be subject to all final plat requirements (Subdivision Ordinance Section 14-303), in
addition to the following conditions: [The following conditions must be met prior to final approval.]
Planning approval to include:
1. [14-303] A final plat meeting the requirements of the ordinance.
2. [14-309 & 310] Written Health Department approval for all drainfield locations.
3. Approval of all new road names by the E-911 Addressing coordinator.
4. The plat shall be subject to the Current Development Division's engineering review for compliance
with Section 903.B.6.a of the County's Design Standards Manual.
5. Virginia Department of Transportation approval for road plans in accordance with the requirements
for acceptance into the state system.
6. Coordination with the Rivanna Water & Sewer Authority addressing any outstanding concerns.
7. [10.3.3.3.f] Approval and recordation of a preservation easement by the Public Recreational Facilities
Authority for the 63.54 acre Preservation Tract.

Engineering approval to include:
The following items must be reviewed and approved by Engineering staff before the final plat can be recommended
for approval. A completed submittal form and application must accompany all submittals. The required number of
copies and the required fees are indicated on the form and application.
1. The applicable engineering review items from Design Manual section (90313) are required with the final plat.

VDOT approval to include:
1. The applicant must obtain an entrance permit from VDOT and the entrance must meet VDOT
standards.
