RE: ARB-2018-87: McDonald's at Forest Lakes: Wall signs, Springboard Canopy, Welcome Point
Gateway (TMP 046134-0000-001130)
Dear Mr. Akers,
I have reviewed the above -noted application. The following revisions are requested to make the proposal
consistent with the Entrance Corridor Guidelines.
1. Revise sheets `Rev A' (Dwg. No. IN455510S), Sheet 1 of 3, showing the wall sign; the Coats
specification sheet for the Pre -browse Drive-thru order board; and the Coates specification sheet
for the Primary Drive-thru order board to include the standard lighting note: The level of
illumination provided by the LED lights will not exceed the illumination produced by a single
stroke of 30 milliamp (ma) neon.
2. The Welcome Point Gateway does not meet the Entrance Corridor Design Guidelines regarding
accessory structures, unity and coherence, simplicity and reserve, integrated design, harmonious
color, and visual clutter. Please provide for review alternatives to the gateway and canopy that
have significantly reduced visual impacts. An order station without an overhead element, which
would eliminate the need for the gateway, is recommended.
3. Ensure that the landscaping depicted in SP-5 and approved with the Final Site Plan (SDP1995-17)
is in place. The submitted, revised sheet SP-5, from the Final Site Plan for the McDonald's at
Forest Lakes (SDP1995-17), depicts a new hatched area (I) as "proposed landscape area" but
does not provide a planting plan. Freestanding signs and other related structures should be
integrated with the building and site through additional landscaping. Provide a landscaping plan
for (1) "proposed landscape area" and a plant schedule that includes plant quantities, botanical
and common names of all proposed plants, and heights at planting.
4. Details on the illumination from any canopy, gateway, or other similar structure must be
submitted for review (i.e., the LED downlight on the springboard canopy). Provide the
photometric plan or diagram showing the value of the illumination at the ground, as well as
manufacturer's cut sheets that describe illumination intensity (output in lumens), shielding, and
color. Note that all lights emitting 3,000 lumens or more must be full cut-off fixtures.
Please respond by email within 15 days of the date of this letter indicating whether you will or will not
proceed with these revisions. Your decision to make the revisions will suspend the 60-day review period
associated with your original submittal. If you choose to complete the revisions, please email the revised
drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your
application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the
application without further revisions.
