1. Seller shall have responsibility for payment of the first half 2018 real estate taxes for the
subject property, having received a total credit above of $151.44 for Purchaser's prorata share. Purchaser
shall be responsible for the 2nd half 2018 real estate taxes and all future and subsequent tax payments.
2. Seller has paid the 2nd quarter 2018 Four Seasons HOA dues in the amount of $220.00.
A credit to the Seller for the Purchaser's prorata share in the amount of $55.60 is shown above. Purchaser
shall be responsible for all future and subsequent HOA fees when due.
3. The following items of personal property are included in this sale/purchase transaction: All
appliances currently on premises per contract.
4. Seller's attorney shall attend to the payoffs and release of the property from the liens of the
deeds of trust of record in the Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed
Book 3121, page 234 in the amount of $215,238.58 to Caliber Home Loans and Deed Book 3432, page 677
in the amount of $36,116.35 to Wells Fargo Bank.
5. Seller's attorney shall attend to the payoff in the amount of $72,500.00 and the release of the
property from the judgement lien in favor of De Lage Landen Financial Services, Inc. of record in the
Clerk's Office of the Circuit Court of Albemarle County, Virginia, in JLB 2012, page 255.
6. Pursuant to Reg. Sec. 1.6045-4(e)(5) of the Internal Revenue Code of 1986 the Seller's
attorney is hereby designated as the "real estate reporting person" with respect to this transaction and shall
be responsible for filing Form 1099-S, if required by Reg. Sec. 1.6045-4(a). This Closing Statement shall
be deemed to be a Designation Agreement within the meaning of Reg. Sec. 1.6045-4(e)(5).
7. Seller's attorney shall be responsible for complying with the reporting requirements of
Section 58.1-317 of the Code of Virginia, if applicable.
8. The payment of the balance due Seller shown above is delivered to Seller's attorney in
escrow pending notification by Purchaser's attorney that title to the property has been updated with no
objections found and that all documents have been recorded. Such title update, document recordation and
notification to Seller's attorney shall be done promptly. In the event that objections to title are found upon
update of title, Purchaser's attorney shall redeliver the original deed to the property to the Seller's attorney
and Seller's attorney shall redeliver to Purchaser's attorney the cashier's checks noted above, and Seller
shall remedy such objections to title to the extent that Seller is required to do so pursuant to the terms of
the contract of sale.
