I hope all is well. I wanted to follow-up on a few items for Estes Park so we can get dedication wrapped up and the 1
year warranty clock started. We also received SUB201800096 (for the new lot 69) for review, which will require some
components of dedication before we can approve. Specifically the easements need to be recorded and referenced on
the subdivision plat before we can approve. The original plats recorded require no revisions to easements and the deeds
have been approved. I have attached the approved deeds for reference. Please record these deeds and provide the deed
book and page number to me. Scott will need to reference the deed book and page on the subdivision plat (and show
the easements). Part of the sewer easement is located on proposed lot 69. 1 will send you the letter of dedication for
Phase 1 & 2 shortly which you will need to complete, sign, notarize and return to our office. Once both of these items
are complete for dedication I will be able to dedicate the infrastructure. We will hold approval on the subdivision plat
until the easements are recorded and referenced. If that occurs while we are still working on the letters of dedication we
will go ahead and issue approval for lot 69 but will not approve a building permit until dedication is complete. Please
