Subject: SUB201800096 Estes Park - Lot 69 - Final Subdivision Plat
The County of Albemarle Planning Division will approve the plat referenced above once the following comments have been
satisfactorily addressed (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [ZMA2012-8] Density. This development is only permitted 68 lots. It appears a numbering error occurred in the Phase II plat, in
which lot number 56 was never platted. Based on how the proffers are written, please revise the lot number throughout the plat to
state: "Lot 56, which is the 68rh lot permitted for the development".
ACSA — Alex Morrison
I wanted to follow-up on a few items for Estes Park so we can get dedication wrapped up and the 1 year warranty clock started. We also
received SUB201800096 (for the new lot 69) for review, which will require some components of dedication before we can approve.
Specifically the easements need to be recorded and referenced on the subdivision plat before we can approve. The original plats recorded
require no revisions to easements and the deeds have been approved. I have attached the approved deeds for reference. Please record
these deeds and provide the deed book and page number to me. Scott will need to reference the deed book and page on the subdivision
plat (and show the easements). Part of the sewer easement is located on proposed lot 69. I will send you the letter of dedication for Phase
1 & 2 shortly which you will need to complete, sign, notarize and return to our office. Once both of these items are complete for
dedication I will be able to dedicate the infrastructure. We will hold approval on the subdivision plat until the easements are recorded and
referenced. If that occurs while we are still working on the letters of dedication we will go ahead and issue approval for lot 69 but will not
approve a building permit until dedication is complete. Please confirm receipt of this e-mail and let me know if you have any questions.

Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the
County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and
Services" at Albemarle.org. In accord with the provisions of Section 14-229(B) of Chapter 14 of the Code if the developer fails to submit
a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to
have been voluntarily withdrawn by the developer.
