Subject: SUB201800087 Briarwood Pocoson Wood Court - Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Comment] The final plat shall be revised to omit lot lines and reference to the tot lot as its own lot; rather, this
improvement is being proposed within open space and shall not be provided its own lot. If the applicant insists on
the feature being within its own lot, then this plat shall be reviewed as a special lot and additional notes shall be
provided. Otherwise remove the new lot lines and reference to the tot lot as a separate lot.
Additionally, staff feels it is appropriate to leave a label calling out "Tot Lot" within the open space; however, its
parameters/size will be documented by the minor site plan amendment for this section.
2. [Comment] Revise the title to accurately reflect what phase Lots 1, IA, 2, 3, 4, and 5 are located in (Phase 113).
Also, do this throughout the plat. Specifically, sheet 3 incorrectly calls them out as phase lA-1.
3. [Comment] Revise the phase chart on sheet 2, as this is no longer up to date since June 8, 2016 variation was
approved. Additionally, the tabulations chart needs to be updated to also match the phasing variation.
4. [Comment] More clearly call out the private street easement. Also provide dimensions for the width of the private
street. Merely stating "variable with..." will not suffice.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of
