Subject: SUB-2018-100 HTC Hotel — Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. [14-302 (A)(1)] Vicinity map. Revise the vicinity map to show all of the property lines for
TMP 32-41 D4 and to have the label for the parcel pointing to the correct area.
[14-302 (A)(5) & 14-303 (L)] Public Easements; Public utility, drainage and sight
distance easements. Address the following:
a) The existing waterline easement shown on the proposed easement plat does not
match the existing waterline easement shown in the submitted (6/25/18) final site
plan (SDP2017-129). Ensure that the existing easements in the two documents
match and are correct.
b) The proposed waterline easement shown on the proposed easement plat does
not match the proposed waterline easement shown in the submitted (6/25/18)
final site plan (SDP2017-129). Ensure that the proposed easements in the two
documents match and are correct.
c) A portion of the proposed sewer easement in the proposed easement plat is not
shown in the submitted (6/25/18) final site plan (SDP2017-129). Ensure that the
proposed easements in the two documents match and are correct.
d) A portion of the proposed sewer easement in the proposed easement plat is
shown to be within TMP 32-41 D4 but is not shown going into that parcel in the
submitted (6/25/18) final site plan (SDP2017-129). Ensure that the proposed
easements in the two documents match and are correct.
e) A portion of the existing Gas Line easement appears to be labeled incorrectly. In
the bottom right hand corner of the plat there are two labels for Gas Line
easements. One states DB 2687 PG 325. However, it appears that deed book
and page number is for a power easement rather than a gas easement. Revise
the plat so that all deed book and page numbers in the labels are correct.
3. [COMMENT] Ensure with the next submission that the revision date on the plat is updated.
4. [COMMENT] See the attach comment from other reviewers.
