Box 500 Richmond VA 23218 RE: LZC201800019 - Parcel ID 07600-00-00-046CO (Acres), 2115 Birchleafe Lane, Woodlands of Charlottesville (the "Property"), Owner — Woodlands Land Project LLC 416 E Main St #301 B, Charlottesville VA, 22902 Ladies and Gentleman: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: The Property is located within the limits of the County of Albemarle, Virginia. 2. The Property is zoned R-15 Residential. The permitted uses of the Property are provided in Section 18 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). 3. The existing multifamily residential use ("Current Use") of the Property does not violate any existing Zoning Ordinance regulations and there are no special conditions or time constraints applicable to or imposed on the Property for the Current Use. Continuing the Current Use would not require any rezoning, special exception, use permit or variance. 4. The setback requirements for the Property are established in the site development plans SDP200600051, approved December 5, 2006, and are shown as: Front — 29' Side — 19' Rear — 24' The setbacks for the Current Use of the Property meet the setback requirements outlined in Section 4.19 of the Zoning Ordinance. 5. Setbacks are measured from the existing right of way or property lines. 6. The parking for the Current Use of the Property meet the parking requirements as approved with site development plans noted below. 7. Ingress and egress to and from the Property is to and from publicly dedicated roadways. August 2, 2018 LZC2018-00019 Page 2 8. No application for rezoning of the Property, or for a special or conditional use permit or variance in connection with the Property, is now pending. 9. The Property is recognized as a separate parcel of land under the subdivision ordinance of the County of Albemarle. The Property may be conveyed, leased or mortgaged as a separate parcel. The Property is not subject to any conditions or special limitations imposed by the County of Albemarle in connection with any subdivision of the Property. 10. The Property is also subject to the approved site development plans SDP200600051, approved December 5, 2006 and the following site development plan amendments as applicable; SDP200700034, approved June 28th, 2007, SDP200700051, approved October 7, 2007, SDP201000037, approved September 23, 2010, and SDP201700078, approved June 27, 2018. 11. There are currently no nonconforming uses on the Property. 12. The Property is currently in compliance with the Zoning Ordinance and this office has no record of an open violation for the Property. 13. Copies of any applicable records may be obtained via the noted links or from this office with a request through the department's Records Manager, Paul Bjornsen, at pbjornsen _albemarle.org once they have been approved or issued.
