Morris Poster dated November 5, 1979 of record in the aforesaid Clerk's Office in Deed Book 708, page 440, as all of the 501.752 acres shown within the boundary lines thereof, LESS and EXCEPT the following: 1. The tracts of 68.32 acres and 36.79 acres, respectively, • as shown on plat of William Morris Foster dated June 10, 1980 of : record in the aforesaid Clerk's Office in Deed Book 695, page 68; 2. The tract of 29.346 acres, shown on the plat of November ;.5, 1979 as fronting on the northerly side of State Route 240 and being enclosed by the lines connectiong points E, F. G and H as !.shown thereon; 3. The separate tract of .92 acre fronting on State Route 240 as shown on the November S, 1979 plat. This is a portion of the property conveyed to Caleb N. Stowe by the following deeds: Deed of Parkview Corporation, a Virginia corporation, dated August 27, 1980 of record in the aforesaid Clerk's Office in Deed Book 700, page 7; deed of Thurston Properties Limited Partnership dated November 25, 1980, of record in the aforesaid Clerk's Office in Deed Book 705, page 459; and deed of Frank Lane Hereford and Beverly M. Hereford, husband and wife, of record in the aforesaid Clerk's Office in Deed Book 731, page 692. This property is conveyed together with all improvements and appurtenances thereunto pertaining, including especially the non-exclusive easements for ingress and egress over the "50 Foot Access Easement' running from State Route 240 and that portion of Thurston Drive which has not been dedicated to the public, and is also conveyed subject to all easements, restrictions and other matters currently of record and affecting the same as well as all antters which can be ascertained by a visual inspection thereof. In consideration of the conveyance to them of the above .described property, Felix J. Nuesch and Annemarie T. Nuesch, husband and wife, hereby GRANT, BARGAIN, SELL AND CONVEY with GENERAL WARRANTY and ENGLISH COVENANTS OP TITLE unto Caleb-N.
