HomeMy WebLinkAboutSUB201800127 Review Comments Final Plat 2018-08-03County of Albemarle Department of Community Development Memorandum To: David Mitchell From: Tori Kanellopoulos- Planner Division: Planning Services Date: August 3, 2018 Subject: SUB-201800127 Foxchase Landing- Lot 13 and Lot 14- Final Subdivision Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)4 and 51 Easements. In between Lot 13 and Lot 14, the plat shows "20' Sanitary Sewer Easement (BSA)." Please indicate what `BSA' refers to. Also include whether this is a private or public easement, and provide the deed book and page number if it is an existing easement. 2. [14-302(B)5] and [14-302(B)8] Zoning and Yards. Revise the "Setback Requirements" note on the plat to meet the requirements for infill per Section 4.19 of Chapter 18. For example: "For setbacks: See infill requirements per Section 4.19, Chapter 18." These standards will be applied at the building permit stage of development, to be consistent with already -built dwelling units within the subdivision. Lot 13 and Lot 14 meet the standards for infill, as defined in Section 3.1 of Chapter 18. The maximum structure height should remain at 35 feet. 3. [14-302(B)10] Stream buffers. Include the following in the notes section of the plat: "The stream buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 4. [14-303(S)] Control points. Show at least four control points for Lot 13 and Lot 14. There appear to be only three.
