This letter is to notify you that the following development proposal has been submitted to the County for
review:
PROJECT: SUB201700034-Hyland Park- Preliminary Subdivision Plat
MAGISTERIAL DISTRICT: Rivanna Magisterial District
TAX MAP/PARCEL: 078E00000000A0
LOCATION:Vacant property between Hyland Ridge subdivision and Fontana phase 4B subdivision,
and adjacent to Cascadia subdivision.
PROPOSED: Request for preliminary plat approval to create 34 lots on 15.21 acres, at a density of
2.24 dwelling units per acre in conformity with ZMA 2011-1 and ZMA2004-18.
ZONING: R4- Residential-4 units per acre standard level, and up to 6.0 units per acre bonus level.
PROFFERS: YES
ENTRANCE CORRIDOR: YES
OVERLAY DISTRICT: (Steep Slopes& Managed Slopes)
COMPREHENSIVE PLAN LAND USE/DENSITY:Neighborhood Density Residential in Neighborhood
3; Neighborhood Density Residential—residential(3—6 units/acre);supporting uses such as religious
institutions, schools and other small-scale non-residential uses. And Greenspace — undeveloped
areas.
This development proposal is scheduled for the Site Review Committee meeting on the date listed below.
The applicant's attendance is not mandatory, although it may be requested by the County. Regardless of
whether the applicant will be attending, the County staff will be available for consultation on the Site
Review Committee meeting date at 10:00 a.m., in Room 235 of the County Office Building on McIntire
Road in Charlottesville. This meeting will be an informal session with the Site Review Committee to
discuss issues and share information.
The development proposal will be reviewed and approved, subject to compliance with applicable
ordinances, by the Site Review Committee.

Plans for the proposed development are available for your review in the Department of Community
Development. To assure the file information is ready for your viewing and to allow staff to be available to help
with any questions, we encourage you to schedule a viewing time. Please call 296-5832 ext.3443 during
business hours(8 a.m.-5 p.m., Mon-Fri)to schedule an appointment. While an appointment is not required,
we do give priority to those with appointments. Those without appointments may find the materials are in use
by others and/or staff is not available to help. Should you wish to attend the Site Review Committee meeting,
please notify the Department of Community Development so that any concerns may be adequately addressed.
