Regarding the comments provided by you via email as of August 25, 2017, I offer the following
responses:
ACSA Comments:
1 have reviewed the above referenced plat. The ACSA will require a profile view of the sewer main
located in the gravel area to show existing and proposed cover. Also note that the security fence will be
located within an ACSA easement. In order to permit this an encroachment letter will be required prior to
approval. This will note that portions of the fence will be located within the easement and will confirm
that the ACSA has the right to remove the fence to access the sewer main without any responsibility for
replacement. A note shall be added that the fence post will be placed in such a way that the sewer main
is in the center of 2 posts. The applicant can contact me directly to discuss further.
• Profile added. Encroachment letter included with submittal. Notes added.
Engineering Comments:
Note that any stockpile areas used during construction will count as disturbed area during
construction. Ensure stockpiles, if needed, are located inside the indicated limits of disturbance, or are
located on current impervious areas outside limits of disturbance. Since this project is very close to the
10,000 sq ft threshold, this is an important factor.

Planning Comments:
1. For the D.B. reference, you included D.B. 3968 p. 556. The 1998 Site Plan references D.B. 1224 p.
39. Please include all applicable deed book references on the latest plat
• D.B. 3968 p. 556 is the only applicable reference on the latest plat. D.B. 1224 p. 39
was specifically checked to make sure and that reference does not apply.
2. The 1998 Site Plan includes a landscaping plan. The proposed gravel area would eliminate
several plantings from that plan. Describe how you would account for this change. Will those
plantings be moved to a different location?
• The 1998 landscaping plan shows no trees to the right of the sanitary sewer line. The
current condition has several matured trees beyond the sanitary sewer. In other words,
this change has technically already been accounted for. (This response was already
discussed with the planning department through emails with Will Cockrell, which led to
the additional landscaping comments below)
Landscaping Comments:
In the new plan, you're taking out 5 Eastern Red Cedars and 4 Tulip Poplars. This would reduce your
tree canopy from 11,596 (1998 plan) to 8,964 square feet. It appears you need another 2,427 square feet
of tree canopy to make up the difference.
• Landscape plan added with tree canopy calculations. Approximately 6,5315F was added to
the total tree canopy.
Zoning Comments:
Our records suggest that there might be a different zoning on the back half of the property.
Please confirm this. if accurate, include a line that shows the different zoning districts.
The back half of the property is a different zoning district. A line, and labels, have been
added to the plan.
Deed Comments:
1 found a note on the old plan that does not trigger any County action, but it might be something
to be aware of. The 1998 plan says: `This plan will be reviewed by the architect and the landscape
architect of the University of Virginia pursuit to D.B. 929 P. 730-734, D.B. 1306 A 104, D.B. 1529 A 652
and D.B.1664 A 321." If there is a deed requirement, that is a private legal matter between the
applicant and the University. UVA owns property behind this.
• Understood. Plans have been sent to UVA for their approval.
