The following revisions are requested to make the proposal consistent with the design criteria that apply to the County -wide Certificate. 1. The photometrics were calculated using an LLF of .75. To meet County requirements, the LLF must be 1.0. Please revise the lighting plan using an LLF of 1.0. Note that this will tend to increase the lighting levels. Levels must not exceed 20 fc to meet ARB guidelines. 2. Fixtures that emit 3,000 lumens or more must be full cutoff fixtures. The L1, L10 and L1 I fixtures are not full cutoff fixtures; they are either uplights or fixtures that can be angled. Revise the Luminaire Schedule to indicate the total initial lumens emitted by these fixtures. Please revise the plan to show that fixtures that emit 3,000 lumens or more are full cutoff and fixed in a horizontal position. 3. The ordinance prohibits lighting that illuminates outlines: Lighting that outlines any structure, window, sign structure, sign, or part thereof, using rare gas illumination or other light (4.15.8.b.4). Consequently, the L14 F1exFire strip lights cannot be approved. Please eliminate them from the plan. Please provide: 1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each drawing. 2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. 3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper tracking and distribution. When staffs review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued. The following revisions are requested to make the proposal consistent with the design criteria that apply to the County -wide Certificate. 1. Fiber cement panels are noted as a new material. The overview memo notes that the material will match that used for 2335. Please revise the architectural drawings to identify the manufacturer and color of the fiber cement panels. Our records show the approved material for 2335 as Cembonit high density fiber cement paneling in "Graphite ". 2. The overview memo states that the equipment on the north side of the building will be removed. Please indicate the new location for the equipment. If outside the building, note the location on the plan. If on the roof, provide sufficient information to show that the equipment will not be visible from the EC street. 3. Include the following note on the architectural drawings: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." 4. The overview memo states that new lighting at the two entrances and the west elevation will match that approved for 2335 and that existing wall pacs will remain. The drawings don't reflect this. The drawings show LED strip lights in some locations, and up -lights on the east elevation. Galvanized steel lighting channels are also shown. a. Please revise the drawings to show the locations of all new light fixtures and to include the fixture cut sheets. Our records shows the approved light fixtures for 2335 as FX Luminaire DE Downlight 253358-4 MOD# DE-9LEDBZ and B-K Lighting uplight HP2-LED-TR-x33-NFL-BLP. b. Provide a photometric plan sufficient to show the illumination levels at the ground from the combined wall fixtures. Illumination Ievels should not exceed 20 fc. c. Clarify the purpose of the lighting channels. 5, Signs are shown on the elevation drawings (for reference). Please note that the current Comprehensive Sign Plan for this development requires channel letter wall signs with white faces. Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether you will or will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve your application. If you choose to proceed with the revisions, please forward me one set of revised drawings together with a memo summarizing the revisions you've made, and the attached resubmittal form. Your decision to make the revisions will suspend the 60-day review period associated with your original submittal. However, I expect to complete the review of your revised proposal within 2 weeks of your re -submittal. If you have any questions about this action, please contact me as soon as possible. I look forward to receiving your revisions and completing this review with an approval letter.
