Per the comments provided by the County of Albemarle and ACSA dated October 6,
2017, I offer the following responses:
ACSA:
• Add a note to center the ACSA water easements on the as-built location (there is already
a note for the sanitary sewer).
1. Note 11 on the Cover Sheet states that the Easements are to be centered on
the as-built locations.
• Sheet 4: Vacate the existing waterline easement on the norther corner of the lot.
2. The existing easement has been vacated.
• The proposed water alignments near W13 has changed. Update the easement per the
Shimp Engineering plans.
3. The plat has been revised to reflect the most current version of the Shimp
plan.
Planning:
1. [General Comment] On Sheets 2-5,please show the deed book and page number for
Block 12, Block 12-C, Block 22, and Block 26.
• Deed Book and Page References have been added to the plat.

2. [Section 14-302(A)(4) and(5)] On Sheet 3,please revise the labels forwO3
easements to clearly indicate whomever they will belong to or benefit. The dl walk

and landscape easements should be labeled as "dedicated to the HOA" and the
sight distance easements should be "dedicated to the County of Albemarle for public
use.
• Labels have been revised to state "DEDICATED TO THE COUNTY OF
ALBEMARLE FOR PUBLIC USE" for sight distance easements or
"DEDICATED TO THE HOA" for the sidewalk/landscape and access
easements. Please see engineering comment 2 below as that comment
states to remove HOA references to the Private Storm Easements.
Currently the private storm easements state"DEDICATED TO THE
HOA"with this second submission. Clarification needed as to whether
or not I need to label the HOA for the private storm or not.
Engineering—Emily Cox
1. Deed will be necessary for SWM facility easement. This deed cannot be completed
until the SWM Agreement is executed.
• The attorney will provide the Deed.
2. Please remove (HOA/County) reference on easements. The SWM facility easement
should say dedicated to public use. The private storm drain easement does not have
to reference an entity.
• (HOA/COUNTY) has been removed as a reference to the easements.
"DEDICATED TO PUBLIC USE" has been added to the SWM
Easements. Currently, "DEDICATED TO HOA" has been added to the
private storm easements based on Planning Comment 2 above. See above
note.
3. Ensure centerline of easement is shown when it is referenced.
• The Centerline of easements are shown.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Roudabush, Gale, &
Associates, dated 11 August 2017,and finds it to be generally acceptable. If further information
is desired, please contact Justin Deel at 434-422-9894.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434)422-9399 for information pertaining to this process.

The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
This review was completed using the sections listed under Section 14-208.2 of the Subdivision Ordinance.
Planning

Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may
be found at www.albemarle.org/countycode.
In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.
