Subject: SUB2017- 191 Bird House (Step 2) - Final Subdivision Plat (Dividing Lot A into two new lots)
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-309 & 14-3101 Soil evaluations; Health Director Approval of Septic Systems. Each structure is required to
maintain both a primary and reserve drainfield on the lot it serves. If either of the structures only has a primary, a
reserve drainfield shall be located and approved onsite. Approval by the Health Department is required before the
plat can be approved.
The VDH approval letter provided with the application is from 2007 and was for a substantially different proposal
than what is being proposed today. Please work with VDH and/or a soil scientist.
2. [14-302(B)8] Yards. Provide distances from all structures to nearest proposed property lines.
3. [4.11.2] Accessory Structures in Required Yards. Accessory structure shall be a minimum of 6' to the side
property lines.
4. [14-302(B)6] TMP. Once step 1 is approved and recorded, ensure the TMPs throughout the plat are revised.
5. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the
plat.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of

The Department of Transportation,Charlottesville Residency Transportation and Land Use
Section has reviewed the Brid House Farm, LLC- Rural Subdivision Plat and 30' & 50' Private
Street Easement,dated October 02, 2017 as submitted by Roger W. Ray& Associate Inc., and
find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process.
