Reviews Comments:You are correct on the number of DRs for Parcel 41C. Revise Note 10 to reference 2 development
rights not 5 for Parcel 41C. I would suggest that the note be revised to specify where the 2 DRs are
located. From what I can tell one DR is within the original 2.173 acres and one DR would be with the
remaimning 4.543 acres (6.716- 2.173 = 4.543). They could ghost in the line for the 2.173 acres so
that it is clear where that lot is from the previous plat, but this is not required. 4 DRs would remain
with Parcel 41A.
In the second sentance of note #8 change FUTURE to ALSO so that it reads "It is also the intent..."
I would also note that L1, L2, and L3 have no reference to the bearings and distances.

The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(15)] The owner name and address provided for TMP 21-41A is incorrect in the Title
Source. Nevonia Jones no longer owns TMP 21-41A. Albemarle County GIS states that the property
was transferred to Audrell M. Ragland via the instrument recorded in deed book 4998, page 572-575.
The new owner address is 3567 Burnley Station Road, Barboursville, VA, 22923.
2. [14-302 (A)(11)] Please amend the information for TMP 21-41A contained in the parcel identification
schedule. The owner name should state Audrell M. Ragland, and should include the most recent deed
for the property, DB 4998, pages 572-575.
[14-302 (A)(4)] Please amend the second sentence of Note 8 so that it states "it is also the intent to
create a new 50' private access easement for TMP 21-41A as shown hereon." Please see Zoning
Division comment #3 below for additional information.
a. The callout for the new 50' access easement should state that it is a "private" 50' access
easement.
4. [14-302 (A)(7)] Per Zoning Division comment #4 below, staff requests that a gray or dashed line be
added within the revised parcel TMP 21-41 C that shows the original property boundaries of the 2.173
parcel boundary so that staff can identify the areas that contain development rights, should the parcels
be subdivided in the future.
[14-302 (A)(10)] Please see comment #1 from the Zoning Division below. Please amend Note 10
regarding development rights on the revised TMP 21-41C. This parcel currently has two development
rights, per the plat recorded in DB 1499, pages 358-363. The note should state "Revised Parcel 21-41C
retains two (2) development rights and may be further divided. One development right is located within
the original 2.173 acre parcel boundary of TMP 21-41C, as depicted on the plat recorded in Deed Book
618, page 249. One development right is located within the 4.543 acre portion of the residual parcel as
depicted on this plat."
6. [14-302 (A)(16)] Please show the limits of the dam break inundation zone on TMP 21-41A.
7. [14-302 (B)(7)] Please amend Note 5. The Preddy Creek watershed is not a designated Albemarle
County or City of Charlottesville water supply watershed.
8. [14-303 (C)] The metes and bounds information for lines L1-L3 are not contained in the Line Data
table. Please add this information on the next submittal.
9. [14-303 (H) and 14-4211 Please state the material of all permanent reference monuments shown on the
plat. The dots representing the monuments do not specify whether these are found or installed
monuments, no legend is provided. If any monument shown on the plat will be installed after
recordation of this plat, the certification of the professional engineer or land surveyor shall so note.
10. [14-303 (0)] Please amend owner name listed under the owner signature panel beneath the statement of
consent to division for TMP 21-41A. It should state Audrell M. Ragland.
11. [14-302 (B)(1)] Please provide a date of last revision.

Please revise Note 10 to reference that there are two (2) development rights remaining for the revised
TMP 21-41C, not five (5) as currently stated. The note should be revised to specify where the two
remaining development rights are located on the revised TMP 21-41C. From what I can tell one
development right remains within the original 2.173 acres, and one development right will be located
within with the other 4.543 acres (6.716- 2.173 = 4.543) that will remain part of TMP 21-41C following
recordation of the boundary line adjustment plat.

3. The Line Data table does not provide the bearing and distances for lines L1, L2, and L3. Please provide
this information on the next submittal.
4. This is not a required change, but if possible please draw a ghost line within the revised TMP 21-41C

where each of the two remaining development rights are located within the revised TMP 21-41C.
