The Property is subject ZMA2000-00010 approved June 20, 2001 with proffers, and ZMA2006-00021 approved June 6, 2007 with proffers. The Property is also subject to the Entrance Corridor Overlay and the Steep Slopes Overlay as described in Section 30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). • The permitted uses of the Property are provided in Section 18 of the Zoning Ordinance. The use specifically noted in your request letter for a professional office is permitted on the Property per SP2000-00069 - Avemore Professional Offices approve June 20, 2001 and amended with SP2006-00044 approved June 6, 2007 to allow parking for the commercial use approved with SP2000-00069. The Property is subject to the following approved site development plans as applicable; SDP2007-00074 Avemore Phase III - Final, SDP2008-00184 Avemore Phase III - Minor, and SDP2009-00052 Avemore Phase III - Minor. SUB 2008-00140, shown as Lot 1 on plat, ARB 2008-00013 and ARB 2008-00118, and WP02007-00061 and WP02007. On December 30, 2009 a Zoning Clearance was approved for WW Associates, CLE2009- 00211. • With the approval of the noted site plans and the subsequent Building Permit and Zoning Clearance the Property has been determined to meet all parking requirements, building height, setback and separation requirements. • This office has no record of an open violation for the Property. • Copies of any applicable records may be obtained via the noted links or from this office with a request through the department's Records Manager, Paul Bjornsen, at pbjornsen albemarle.org once they have been approved or issued.
