Woods Rogers PLC 123 East Main Street Fifth Floor Charlottesville, VA 22902 RE: LZC201800022 Parcel ID 07600-00-00-04600 (23.90 Acres), Jefferson Ridge Apartments, ("the Property"), Owner — Neighborhood Investments — JR LLC, 810 Catalpa Court, Charlottesville, VA 22903 Dear Mr. Johnson: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: The Property is zoned Residential — R-15. The permitted uses of the Property are provided in Section 18 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The current use of multi -family residential dwellings ("Current Use") is a by right use in the R-15 zoning district. Density requirements for the Property are outlined in Section 18.3 of the Zoning Ordinance. The existing density on the Property is in compliance with the Zoning Ordinance. 2. The Property's Current Use does not violate any existing Zoning Code in effect on the date hereof. 3. All requirements of the zoning Code related to ingress and egress from the Property to a public street have been satisfied. The Property enjoys access onto route 781, Sunset Avenue Ext. 4. The number of parking spaces necessary to support the Current Use of the Property were established on Site Plan SDP199900016, approved December 21, 1999. The number of parking spaces provided on this plan, shown again on the most recent approved site plan for the Property, SDP200200052, approved February 2, 2004, are in compliance with current parking regulations outlined in Section 4.12 of the Zoning Ordinance. 5. No application for rezoning, special permits, conditional uses, or variance requests in connection with the Property are now pending. August 23, 2018 LZC2018-00022 Page 2 6. There are no proffered conditions applicable to the Property. 7. There are no special conditions or time constraints applicable to or imposed on the Property for the Current Use. 8. The Property is not presently in violation of any zoning ordinance regulations including setbacks, density, parking and height of structures. There is no record of any open or pending zoning violations having been filed with respect to the Property and no knowledge of any violations of the applicable portions of the zoning ordinance. 9.
