Limits of clearing and grading area is 2.86 acres. Water Quality Compliance: The disturbed area of 2.28 acres was used for the water quality analysis. In the proposed condition there will be 1.95 acres of managed turf and 0.33 acres of impervious cover. Phosphorus removal will be achieved through the installation of a bioretention facility. All surplus credits we be used towards stormwater quality requirements, see plan titled "Keswick Hall Additions and Site Improvements". Water Quantity Compliance: Stormwater Quantity requirements for analysis point 1 will utilize a bioretention facility, adjacent to the central energy plant, in order to meet all stormwater quantity requirements for this drainage area. This bioretention facility lhas been sized to meet the demand of future site improvements (see plans titled "Keswick Hall Additions and Site Improvements"). Energy balance and channel protection for this analysis point are in compliance with all requirements. Stormwater quantity requirements for analysis point 2 will be met through the reduction in impervious area. Energy balance and channel protection for this analysis point are in compliance with all requirements. Stormwater runoff to analysis point 3 (golf course) sheet flows from the proposed limits of disturbance onto the golf course. Stormwater quantity requirements for analysis point 3 will be met through the reduction in impervious area. Energy balance and channel protection for this analysis point are in compliance with all requirements.
