When resubmitting the plans, the private street fee will need to be paid. (Rev. 1) Comment addressed. (Rev. 2) The public street fee was paid with this submittal as opposed to the private street fee. The private street fee will need to be paid with the next submittal ($430 + $100), along with the difference from this submittal ($161). The road plans cannot be approved until all required fees have been paid. 2. Include a copy of the easement or agreement for the offsite work on Pebble Drive. (Rev. 1) Comment not addressed. (Rev. 2) Offsite work removed, comment withdrawn. 3. Show a minimum 10' easement on all yard drain systems. (Rev. 1) Comment addressed. Planning — Tim Padalino The following comments (below) provide an update to the outstanding CDD-Planning review comments provided on 5/31. Please note that detailed CDD-Planning review comments related to the Cover Sheet, Layout Plan, Landscaping Plan, and other sheets that are contained in both these road plans (SUB201800018) and the final site plan (SDP201800056) were provided on 8/22 in the CDD-Planning review comments in County View for the final site plan (SDP201800056). They were also provided in the 2nd review comment letter dated 8/22 and delivered via email. Those final site plan review comments must also be addressed in these road plans, as applicable. 1. [Application Plan (ZMA201300016)]: The road plans appear to be in general accord with the major elements of the ZMA application plan. Engineering Review Comments Page 2 of 2 3. [Variations for ZMA-2013-16 and Z.O. Sections 32.6.2(a) and 32.5.2(a)]: Revise the "Zoning" information on Sheet 1 to include a reference to the Special Exceptions (Variations) approved by the Board of Supervisors (BOS) on 3n12018. NOT ADDRESSED. 4. [Variations for ZMA-2013-16 and Z.O. Sections 19.9 and 4.19]: The "Setbacks" information on Sheet 1 must be revised to correctly reference the one (1) foot maximum encroachment within the modified front yard setback area, per Condition #2 of the approved Special Exception (Variation). NOT ADDRESSED. Advisory: [Application Plan (ZMA201300016) and Z.O. Sections 32.6.2(a) and 32.5.2(i)]: An access easement must be provided to grant public access on the proposed private streets and to grant access within and through Avinity I all the way to Avon Street. Establishing such an access easement(s) to a public right of way (Avon Street) must occur prior to final site plan approval (SDP201800035). Advisory: [Application Plan (ZMA201300016) and Variation for ZMA-2013-16]: Easements for the proposed five (5) foot "landscaping and maintenance easement" along the project boundaries and for the proposed six (6) foot "planting strip" adjacent to the private streets right-of-way must be established in conjunction with the final plat.
