(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] First Review Comments: 1. [32.5.2 (a)] Please amend the title to state "Minor Site Plan Amendment #1 to SDP200400108" on Sheet C1.0. Rev. 1: Comment addressed. 2. 132.5.2 (a)] Please amend the owner zip code on Sheet C1.0. It is 22901 according to Albemarle County GIS. Rev. 1: Comment addressed. 3. [32.5.2 (a)] Under "Existing Zoning on Sheet C 1.0, please state that the property was rezoned to LI in accordance with ZMA198500034 (approval date 2/19/1986). Rev. l: Comment addressed. a. This property is also subject to the conditions of SP198500097 (approval date 2/19/1986). Rev. 1: Comment addressed. 4. 132.5.2 (a)] Please state the magisterial district under parcel information on Sheet C1.0. Rev. 1: Comment addressed. 5. 132.5.2 (a)] Please clarify the sheet index; the Sheet Index on the minor amendment should list all sheets of the approved major amendment, SDP200400108, and then cross out which sheets from that plan are not included/not changing with the minor amendment. Rev 1: Comment addressed. 6. 132.5.2 (c)] Is the Phasing Plan going to remain the same as shown on Sheet C-3.1 of SDP200400108? If so, please state so in the narrative on Sheet C 1.0 of the minor amendment. Rev 1: Comment addressed. 7. [32.5.2 (b)] Under Proposed Land Use on the Cover Sheet, please state the overall acreage of the property, the existing square footage of the building, and the square footage of the proposed addition. Rev. 1: Comment not fully addressed. Revised Note #6 says that there is a 40.000 so. ft addition proposed with this Ulan, but note #13 says that the total square footage change of the building is an increase in the square footage of commercial/office space from an existing 1,173 sq. ft. to 19,323 sq. ft. This means that the proposed building expansion will be a total of 18, 150 sq. ft. Please revise Note #6 if necessary or provide clarification on what the total building expansion will measure in gross sq. ft. in both Note #6 and #13. 8. [32.5.2, 32.6.2 (g), and Chapter 141 Please submit a separate easement plat for all new easements and vacation of existing easements. The easement plat will need to be reviewed, approved, and recorded prior to site plan approval. The deed book and page information for all new easements or amended easements must be shown on the site plan. Rev. 1: Comment not fully addressed. Easement plat has not vet been submitted for review. Easement plat must be reviewed, approved, and recorded prior to minor site plan amendment approval. Once the easement plat is recorded, all new easements must be re -labeled with the recorded deed book and page number of the recorded instrument, and they should also be noted as "Existing." 9. 132.7.9.41 Please provide a completed and signed tree conservation checklist on the Landscape Plan. Rev. 1: Comment addressed. 10. 132.7.7.9 (c)] Please add a note to the landscape plan that states "All landscaping and screening shall be maintained in a healthy condition by the current owner or property owners' association and replaced when necessary. Replacement material shall comply with the approved landscape plan." Rev. 1: Comment addressed.
