Lopez/Katurah Roell Re: Dunlora V Request for inspection and bond reduction for Dunlora V has been processed. The road bond is currently at$88,800.The bond cannot be reduced further. Essentially all items noted as remaining to be complete for further bond reduction appear to remain to be complete. Please see photos. Albemarle requests owner confirm several items complete,or not. VDOT acceptance is required. Albemarle County does not reduce subdivision road improvement bonds for public streets to less than 20%of original bond amount prior to VDOT Acceptance of streets into the state secondary roadway system. Of particular note: • Cul-de-sac of proposed public street(Fowler Ridge)is being used as a staging area. This is impermissible. • Lull lift and concrete truck equipment have potential to cause additional C&G damage. • Not all street trees are planted. See Approved Road Plan SUB201500112,sheet L1.0. • As-built appears not to have been updated since 7/6/17,although it is dated 2/24/18. • Inlet protection is required to be maintained; street sign posts (material)are inadequate;bottom of stop sign/s height is less than 6',inadequate,and presents a hazard. • No further reduction is possible until all listed items in bond inspection checklist are adequately addressed. (Inspection performed 5/25/18.) • Bond release is dependent on VDOT acceptance into state secondary roadway system. • Please see attached comments regarding the inspection. Items ALL STREETS 1)All stop signs will need to be 30"with 16"above the top of stop sign for VDOT route markers to be placed and T from the bottom of stop sign to the ground for pedesrtian head clearance. 2)All speciality signs,plantings,irrigation equipment that is in the right of way will need to have a maintneance agreement with a permit to keep in place and will need to be completed after the road officially is in the state system. 3)Other problems that may exist or have occurred since thie review that is not on this 45 day punch list will be added. Metal Post for State Signs will have a 7 gauge base and 10 gauge post.Wood post 4x4 can be used as well. 4)County 911 Signs are to be located to the left of the intersection on there own post. Street: Mandatory Testing Needed 1)All Subgrade Density Test and CBR Test HAVE 2)All Roller Patterns and Density Test for#21-A or B Stone.HAVE 3)All Roller Patterns and Density Test for Sm-9.5A.And BM-25.0 Have BM test,Will need SM test at later date. 4)All Density test for Fills. Lopez / Katurah Roell Re: Dunlora V Request for inspection and bond reduction for Dunlora V has been processed. The road bond is currently at $88,800. The bond cannot be reduced further. Essentially all items noted as remaining to be complete for further bond reduction appear to remain to be complete. Please see photos. Albemarle requests owner confirm several items complete, or not. VDOT acceptance is required. Albemarle County does not reduce subdivision road improvement bonds for public streets to less than 20% of original bond amount prior to VDOT Acceptance of streets into the state secondary roadway system. Of particular note:  Cul-de-sac of proposed public street (Fowler Ridge) is being used as a staging area. This is impermissible.  Lull lift and concrete truck equipment have potential to cause additional C&G damage.  Not all street trees are planted. See Approved Road Plan SUB201500112, sheet L1.0.  As-built appears not to have been updated since 7/6/17, although it is dated 2/24/18.  Inlet protection is required to be maintained; street sign posts (material) are inadequate; bottom of stop sign/s height is less than 6’, inadequate, and presents a hazard.  No further reduction is possible until all listed items in bond inspection checklist are adequately addressed. (Inspection performed 5/25/18.)  Bond release is dependent on VDOT acceptance into state secondary roadway system.  Please see attached comments regarding the inspection.
