The applicant is requesting an amendment to the proffers associated with the previously approved Willow Glen Rezoning. Specifically, the applicant has requested to eliminate cash proffers for the remaining phases of Willow Glen (Phases 2-4). The proposal intends to retain the same general layout, density and amenity spaces for the future phases of Willow Glen. The following is the legal description for the proposal: PROJECT: ZMA201800004 Willow Glen Phases 2-4 MAGISTERIAL DISTRICT: Rio TAX MAP/PARCEL: 032000000049130, 032000000049F0, 03200000004910, 032000000049JO LOCATION: 3655, 3653 and 3621 Dickerson Road PROPOSAL: Request to rezone the property from PRD to NMD to amend previously approved proffers and application plan and to allow for up to 135,000 square feet commercial use along Dickerson Road and up to 194 residential units previously approved. PETITION: Rezone 20.2 acres from PRD Planned Residential Development which allows residential at a density of 3 — 34 units/acre with limited commercial uses to NMD Neighborhood Model District which allows at a density of 3 — 34 units/acre mixed with commercial, service and industrial uses. This request seeks to amend the previously approved zoning to allow office, retail and commercial uses along Dickerson Road. The amended request maintains the same maximum density of 194 units or 9.6 units/acre as the previously approved zoning. The applicant proposes to eliminate proffer #2 of the previously approved ZMA200600019 to eliminate cash proffers. PROFFERS: Yes COMPREHENSIVE PLAN: Urban Density Residential — residential (6 — 34 units/acre) and supporting uses such as religious institutions, schools, commercial, office and service uses in the Places29 Master Plan Area.
