Code section 58,1-811A(13)is made this 7th day of August,2013 by and between STEPHEN R.
BYRUM,Trustee of the SECOND BYRUM LAND TRUST,under agreement dated August 31,
1993,as amended by Agreement dated March 3,2003,hereinafter referred to as the Grantor;and

That for and in consideration of the terms of the above-described Land Trust Agreement,
the Grantor does hereby GRANT,and CONVEY with SPECIAL WARRANTY OF TITLE unto
the Grantee,the following described property:
All that certain tract or parcel of land lying and being in the White Hall
Magisterial District of Albemarle County,Virginia,about three(3)miles north of
Earlysville,Virginia,containing 92.872 acres,more or less,shown as Tax Map
19,Parcel 2 on a plat of Trueline Surveying,Inc.,dated June 22, 1995 and
recorded in the Clerk's Office of the Circuit Court of Albemarle County in Deed
Book 1478,page 67,and being the same property in all respects as was conveyed
to Stephen R.Byrum,Trustee of the Second Byrum Land Trust,by deed of
George M.Coles,Jr.,Sole Surviving and Acting Trustee,dated August 31, 1993,
recorded in the Clerk's Office of the Circuit Court of Albemarle County in Deed
Book 1381,page 715.
The said property is conveyed subject to all easements,reservations,restrictions,
conditions,and other encumbrances contained in duly recorded deeds,plats,and other
instruments constituting constructive notice in the chain of title to the said property which have
not expired by a time limitation contained therein or otherwise have become ineffective.

The facilities constructed hereunder shall remain the property of Company. Company shall have the right
to inspect,rebuild,remove,repair, improve, relocate on the right of way described above,and make such changes,
alterations,substitutions, additions to or extensions of its facilities as Company may from time to time deeht 7

I - Company shall at all times have the right to keep the right of way clear of all buildings,structures and
other obstructions(except fences), trees,roots and undergrowth. All trees and limbs cut by Company at any

time shall remain the property of Owner.
For the purpose of constructing, inspecting,maintaining or operating its facilities,Company shall have
- the right of ingress to and egress from the right of way over the lands of Owner. Company shall exercise such right
• in such manner as shall occasion the least•practicable damage and inconvenience to Owner. Company shall repair
damage to roads,fences or other improvements and shall pay for all other damage when such damage results from
the construction, inspection or maintenance of Company's facilities,provided Owner gives written notice thereof

i to Company within thirty(30)days after such damage occurs. _ •
Owner,his successors and assigns,may use the right of way for any purpose not inconsistent with the
rights hereby granted,provided such use does not interfere with or endanger the construction,operation and
maintenance of Company's facilities and.provided that no buildings,structures or other obstructions(except fences)
may be'constructed on the right of way.
Owner covenants that he is seised of and has the right to convey the sold easement of right of way,rights .
and privileges;that Company shall have quiet and peaceable possession, use and enjoyment of the aforesaid ease-

ment of right of way, rights and privileges;and that Owner shall execute such further assurances thereof as may
be required. .

It is agreed that said pole line and appurtenances erected
hereunder -hall be and remain the property of Company and that Company shall
at all tim=s have full and free ingress to and egress from and over the said•'

line and a.purtenances, with the right to make such changes, additions and

alteration- therein as Company may from time to time deem advisable; with
