Mr. Cody Cannon:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
1. The Property is zoned Light Industry (LI). The permitted uses and regulations of the LI
zoning district are detailed in Section 27 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance").
2. The Zoning Ordinance was adopted December 10, 1980. Please see the attached link to
view the Zoning Ordinance online. The online version of the Zoning Ordinance is
inclusive through Ordinance Nos. 18-18(2) and 18-18(3), adopted on September 5,
2018. Please note that the Board of Supervisors may have made amendments,
additions, or deletions to the County Code after the last supplementation of this version
of the Code.
3. The car wash products, their warehousing, and distribution, use ("Current Use") of the
Property is a permitted by right use that complies with all Zoning Ordinance regulations
and those of the LI district. The Current Use falls into the category of "Storage/
Warehousing/ Distribution/ Transportation" in section 26.2 of the Zoning Ordinance and
is a by -right use.
4. The adjacent properties are mostly zoned LI as well, with some nearby properties zoned
Planned Development Industrial Park. A more detailed zoning map can be accessed by
turning on the zoning classifications layer in the legend on our GISWeb mapping service,
the link is attached below.
5. Per current Zoning Ordinance regulations applicable to the Property, the current
structure is legally conforming.
6. There are no variances, special use permits/exceptions, or conditions that apply to the
Property.

7. In the event of casualty, in whole or in part, the structure may be rebuilt in its current
form on the Property.
8. There do not appear to be any outstanding/open building, zoning, or fire code violations
that apply to the Property.
9. A valid Certificate of Occupancy has been issued for the Property. Any copies of
Certificates of Occupancy that we have on file can be obtained from our Records
Manager (see bullet 11).
10. The Property is subject to Site Plan SDP198700050, approved August 25, 1987, as well
as Site Plan SDP198800010 and Site Plan SDP198800052. For any copies of these Site
Plans, please contact our Records Manager (see bullet 11).
11. Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pblornsen(o-)-albemarle.org once they have been approved or issued.
