If the road plans extend the entire length of the Elm Tree Court(on the Engineering Groupe plans),and the cul-de-sac is just a temporary cul-de-sac,then can't the site plan satisfy that condition? All this is probably not necessary anyways, because United Land is starting the construction on the extension of Elm Tree Court now. Thanks. Since it is so little additional paving for the turnaround, we will not require an additional bond. We will still need a road plan amendment,though. I just pulled it, the last time we reviewed it was back in May, no wonder it slipped my mind, May seems like a year ago. So now that we have the minor amendment ready for approval, the plat needs to be revised to address all previous comments, revised to depict the temporary turn around, and then resubmitted for final review. I'll send it out for everyone to review. Also, an amended road plan is going to be needed to depict/provide that temporary turn around. It'll needed to be bonded prior to the final plat approval. That should shore it all up. Shouldn't your revised parking calcs truly just depict 128 units...? As that is currently all the units that are approved w/this minor amendment. Ifyou revise it to 135 it makes it appear like you are already at 135 units as we move forward. " Aside from this clarification on a typographical error, you are correct, the site plan is ready for approval. Be aware this is merely a site plan to build the extra townhome. To subdivide it we need to go through the same process as always to subdivide, a subdivision plat for County review needs to be applied for and submitted.
