A 1 ' 0721 THIS DEED OF GIFT, made and entered into this 29th day of May, 1990, by and between DAVID W. CARR and MARTHA J. CARR, husband and wife, Grantors, and MARTHA J. CARR, Grantee, whose address is: P. 0. Box 5085, Charlottesville, Virginia, 22905. W I T N E S S E T H: Pursuant to Section 58.1-811D of the Code of Virginia of 1950, as amended, the Grantors do hereby GIVE, GRANT and CONVEY WITH GENERAL, WARRANTY AND ENGLISH COVENANTS OF TITLE unto Martha J. Carr the following described real estate, to -wit: All that certain lot or parcel of land located in Albemarle County, Virginia, containing 21.000 acres, and being more particularly described as Lot 1 on a plat of Gloeckner & Osborne, Inc,, dated April 27, 1989, which plat is attached hereto and made a part of this deed; together with a non --exclusive easement for ingress and egress to and from State Route 658 and installation and maintenance of roads and all utility services, across a tract shown as Tax Map Parcel 44-27D on the attached plat and more particularly described as "Tract E" containing 5.384 acres on a plat by Kurt M. Gloeckner dated February 14, 1979, recorded in the aforesaid Clerk's Office in Deed Book 679, page 370, the location of said easement as it crosses Tax Map Parcel 44-27D being shown on the plat attached hereto,, which easement was created in the hereinafter referred to deed recorded in Deed Book 679, page 361; being a portion of the same property conveyed to David W. Carr and Martha J. Carr, husband and wife, by deed of Barrackside Farm Corporation, et al., dated June 1, 1979 and recorded in the Clerk's Office of the Circuit Court.of Albemarle County, Virginia in Deed Book 679, page 361. There is established herein and this property is conveyed subject to a non-exclusive easement 20' in width crossing Lot 1, which is for the benefit of Lots 1 through 7 as shown on the attached plat, for ingress and egress to and from State Route 658 and the installation and maintenance of roads and all utility services, said easement being -referred to as "Proposed Access Easement" on the attached plat of Gloockner & Osborne, Inc:. dated April. 27, 1989.
