In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
The Property is zoned Highway Commercial (HC). The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor ("EC") Overlay as
described in Section 30 of the Zoning Ordinance. The intended use of the site as "an
automobile dealership business, including the sale, servicing and/or storage of motor
vehicles" is a by right use in this zoning district.
2. The Property is subject to Site Plan SDP20040084, approved on November 1, 2004.
The Property complies with all Albemarle County zoning regulations including setbacks,
parking and loading requirements.
3. Expansion of the facilities is permitted subject to approval of a new Site Plan
Amendment.
4. Special Use Permit SP199400004 was approved, with conditions that have all been met,
to allow for outdoor display in the Entrance Corridor. Special Use Permits run with the
Property.
5. There are no pending rezoning, special exception, special permit or variance
applications, nor are there any outstanding zoning enforcement actions or any violations
or complaints with regard to the Property.
6. Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbjornsen(cDalbemarle.org once they have been approved or issued.
