Ray, LS August 2, 2018 Albemarle County Zoning Department 401 McIntire Road Charlottesville, Virginia 22903 Re: Tax Map 86 Parcel 11 Land Surveyors Land Planners The property known as Tax Map 86 Parcel 11 was deeded to the current owner, Israel's Gap Community Fund LLC, by deed recorded in D.B. 5036-495. The property is described as T.M. 86-11 as shown on plat recorded in Deed Book 144, page 232. The described plat shows this property as 283.5 acres (deed states 284.5 acres). The deed for this property prior to 1980, deed book 504, page 550 described this property as being 284.5 acres. There have not been any off conveyances of this property since the deed with plat recorded in Deed Book 144 at page 23. The deed recorded in Deed Book 144 at page 23 describes what the 284.5 acres is comprised of, which is a portion of the land conveyed in D.B. 127-63 (234.75 acres and 40 acres, our part is about 10 acres, see attached Exhibit A) and includes a parcel that was deeded but not recorded from Jerry White (about 40 acres, see attached Exhibit A). We believe that current Tax Map 86 Parcel 11 consists of three parcels. We believe there are 15 development rights within what is now known as Tax Map 86 Parcel 11. 234.75 acres (D.B. 123-124)= 5 development rights 10+/- acres (D.B. 127-63)= 5 development rights 40+/- acres (D.B. 144-231)= 5 development rights If you have any questions, or need additional information, please do not hesitate to call.
