Subject: SUB201800150 — Wawa Boundary Line Adjustment Plat (dated 8/23/2018)
The County will approve the plat referred to above when the following items have been satisfactorily addressed. (The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review.)
This review was completed using the sections listed under Section 14-208.1 of the Subdivision Ordinance. References to
Chapter 14 (Subdivision Ordinance) and/or Chapter 18 (Zoning Ordinance) of the County Code precede each comment, as
may be applicable. The County Code is kept up-to-date by the County Attorney's office and may be found at
www.albemarle.org/cogAtycode.
Community Development Department — Planning:
Requirements:
1. [Chapter 14, Sections 14-302(A)-1 and 14-302(B)-61: The Tax Map Parcels (properties of record) are referred to /
identified as a "PIN" or as a "tract," "part of tract," or "remainder of tract."
Please revise the plat to ensure each property of record is referred to / identified by specific Tax Map and Parcel
number, or by a portion (in acres) thereof. This includes revisions to the following elements of the plat: Owner
Information; Notes 1, 4, 5, and 6; Area Tabulations; and parcel labels.
2. [Chapter 14, Section 14-303(D)]: Please ensure the plat and the Area Tabulations clearly identify the acreages of
all of the areas involved in the proposed boundary line adjustment. As presently shown, the sizes of the two areas
being adjusted between the Martha Jefferson Hospital and the Malloy Companies LLC property are not identified.
3. [Chapter 14, Section 14-302(B)-l]: Please revise the date in the Owner's Consent and Dedication block; both
signature panels/blocks reference a plat date (8/17/2018) which is not the same as the date in the title block and on
the Surveyor's Certificate (8/23/2018).
4. [Chapter 14, Section 14-303(0)]: Please include a signature panel for the authorized County Agent.
Please note that, in accord with the provisions of Section 14-229(B) of Chapter 14 of the County Code, if the subdivider
fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the
application shall be deemed voluntarily withdrawn.
