ZMA202200002 Review Comments Zoning Map Amendment 2022-04-07ALBEMARLE COUNTY COMMUNITY DEVELOPMENT— Information from Service Providers To be filled out by ACSA for ZMA's and SP's 1) Is this site in the jurisdictional area for water and/or sewer? Yes 2) What is the distance to the closest water and sewer line, if in the jurisdictional area? Existing water and sewer are across the train tracks, to the south-east. 3) Are there water pressure issues which may affect the proposed use as shown on plan? Unknown. 4) Are there major upgrades needed to the water distribution or sewer collection system of which the applicant and staff should be aware? Mite water/sewer extension will be required. Construction of a water tank and water pump station will be required. 5) Are there other service provision issues such as the need for grinder pumps? Unknown. 6) Which issues should be resolved at the SP/ZMA stage and which issues can be resolved at the site plan/plat stage? Designs for the offsite water/sewer extension and tank will be required prior to final site plan approval. 7) If the project is a large water user, what long term impacts or implications do you forsee? An adequately sized tank will be determined during the design phase. 8) Additional comments? RWSA Sewer Capacity Certification will be required prior to final site plan approval. The ACSA and developer have already started discussions, in regard to the water tank.
