The Sieg Property Zoning Map Amendment has been reviewed by Engineering. The following comments
will need to be addressed:
1. Please label the stream buffer. The line is shown, but it is not labeled.
2. Please note that all grading must meet County Code 18.4.3.3. Some slopes appear to be
steeper than 2:1 as shown and reverse slope benches may be needed.
3. Please confirm that the grading plan in the ZMA is an overlot grading plan for the roads.
The grading does not appear to match the illustrative concept plan in the Code of
Development. For one example, see the area for the parking lot in Block B and the SWM
facility.
4. Please review Section 2.7 in the Code of Development. It does not appear to be specific
to this project. For example, you are not proposing greenways and may not need
additional erosion & sediment control measures.
5. Please note that additional SWM facilities may be required and this plan does not waive
the requirements of 17.502.A.3 if nutrient reduction requirements exceed 10 lbs/yr.
6. Please review Section 2.9 in the Code of Development. It does not appear to be specific
to this project. For example, the mention of carriage units and a cross section showing a
single family home.
7. Please review street network chart and cross sections. For example, connector road chart
says yes parking, but cross section doesn't show parking.
8. Please note that parking spaces cannot be in the sight line for intersections.
