Re: AUTHORIZATION TO SUBMIT LAND USE APPLICATIONS
Crozet MHC LLC, a Virginia Limited Liability Company (the "Owner"), is the Owner of Albemarle
County tax parcel 05600-00-00-04800 (the "Property"). The Owner desires to submit land use
applications affecting the Property, such as, but not limited to, Special Use Permit Applications, Special
Exception requests, Site Plan Applications, and other similar land use applications affecting the Property
(collectively, the "Land Use Applications"). The Owner hereby authorizes the following individuals and
entities to submit Land Use Applications on behalf of the Owner in connection with the Properly: Justin
M. Shimp, Kelsey Schlein, and Rachel Moon of Shimp Engineering. This authorization includes the
authority to take any other steps, and submit any other documentation to Albemarle County necessary to
effectuate the Land Use Applications on behalf of the Owner.

This DEED, made and entered into this the 18th day of March, 2005, by and between
RICHARD L. HEVENER II, Grantor; and, SHIFLETT FARM, LLC, a Virginia Limited Liability
, Grantee, whose address is 1412 Sachem Place, Charlottesville, Virginia 22901.
WITNESSETH
FOR AND IN CONSIDERATION of the sum of Ten Dollars ($10.00) cash in hand paid
unto Grantor by Grantee, and other just and valuable considerations, receipt of all of which is
hereby acknowledged, said Grantor does hereby GRANT and CONVEY with GENERAL
WARRANTY and MODERN ENGLISH COVENANTS OF TITLE, unto said Grantee, the
following described property:
Tax Map No. 05600-00-00-04800
All that certain parcel of land with all improvements thereon, rights and appurtenances
thereunto appertaining, containing 1.824 acres, more or less, lying on the easterly side of Park
Road (S. R. 1204) at the intersection of said road with Brookwood Road in Whitehall Magisterial
District, Albemarle County, Virginia, shown as "New Parcel A 1.824 Ac." on a plat titled
Resubdivision of the Properties of Richard L. Hevener, II and Lickinghole Creek, LLC made by
Patrick D. Leary, L.S. dated January 24, 2004, last revised March 15, 2005 of W W Engineers
Surveyors Planners Associates attached hereto and incorporated herein by reference, being a
portion of that property acquired by Grantor by deed dated October 18, 1978 from Jean L. Snead,
Widow, recorded as aforesaid in Deed Book 660, page 210.
The above parcel is to be combined with Grantee's adjacent parcel shown as "New Parcel
Total Area 19.187 Ac." on the aforesaid plat so as not to create a new tax map parcel.
The above conveyance is made subject to the reservation by Grantor of a perpetual 20 ft.
easement for a sanitary sewer line with the right to construct, maintain, repair, replace and enlarge
within said easement an underground pipeline with manholes over, under and across the above
conveyed 1.824 acre parcel. Said easement is shown on the above plat as "20' Sanitary Sewer
Easement (TYP)" with the centerline of such 20' easement being indicated by survey lines S 1, S2
and S3.
The above property is further conveyed subject to easements and restrictions of record
which have not lapsed by the passage of time or operation of law.

WHEREAS, by deed bearing date December 29, 11)72, of
record in the Clerk's Office of the Circuit Court of llbemarle
County, Virginia, in Deed Book 520, page 659, Charva sand, Inc.,
a Virginia corporation, conveyed to Robert M. Snead the herein-
after described real property to satisfy the indebtedness des -

WHEREAS, Robert M. Snead died intestate Aprjl 5, 1978,
leaving as his sole heirs at law, his widow Jean Loc;:ridge Snead,
and four children, all of whom are sus juris, they being Robert
Mason Snead, Patricia Snead Shull, Stuart Melton Snead and
William Allen Snead; and j

WHEREAS, the aforesaid four children, pursuant to
Virginia Code Section 64.1-80 have filed in the aforesaid Clerk's
Office disclaimers of their interest in the estate cf Robert M. '
Snead in favor of Jean L. Snead so that Jean L. Snead is the sole
beneficiary of the estate of Robert M. Snead, therely having
acquired his interest in the hereinafter described meal property;)

entered into a real estate contract for the purchase of the

signature hereto, the parties of the third part have directed

Book 149, page 133;
PARCEL NO. 3: All that certain parcel of land contain-
ing 4.18 acres, more or less, according to plat of Hugh F. Simms,
C.L.S., dated January, 1913;
PARCEL NO. 4: All that certain tract or parcel of land
containing 2 acres, more or less, being described as Parcel 4

This conveyance is subject to easements granted Virginia'
Electric and Power Company by instruments bearing date March 12,

property hereby conveyed to the Commonwealth of Virginia for the
creation of a 40 foot wide right of way which is an extension of
State Route 1204. Said instrument creating said roacway bears
date June 6, 1969 and is of record in said Clerk's Office in Deed
Book 460, page 423.
Reference is made to the aforesaid deeds and plats for a
more particular description of the property conveyed herein and
for matters affecting same. As is evidenced by her signature '
Jean L. Snead releases and conveys any interest whatsoever which;
she may have by virtue of a reserved life estate des(:ribed in
