The concept plan shows 14 townhouses with one 180-foot private street and on street parking. This Private Street Request for Arbor Oaks Townes to obtain approval of one new private street for a subdivision containing attached dwelling units in accordance with Section 14-233(B)(1). Sec. 14-234.A.1.(a) i. A map of the subdivision showing 4' contour intervals is shown on sheet Z- 104, ii. Field run profile will be provided during the subdivision process. A typical cross-section is attached as Exhibit A. iii. A maximum of 14 townhouse lots will be served by this private road, iv. A homeowner association will be established for this subdivision. The covenants & restrictions for the association will include the requirement for perpetual maintenance of the curb, sidewalk, and storm sewer that make up the private street. The homeowner dues will fund the cost of the maintenance. Sec. 14-234.A.1.(b) i. The private street will allow for on street parking, which is necessary to achieve a density that is consistent with the goals of the comprehensive plan and existing density on the adjacent parcels. ii. A vicinity at a scale of I" = 600' is attached as Exhibit B. iii. Refer to Sheet Z-104 for a Concept Plan of the subdivision and boundary at a scale of 1" = 20' iv. Refer to Sheet Z-104 for existing and proposed 4' contour intervals. V. There are no streams, streams buffers, floodplains, or wetlands on or within 500' of the property. There are no critical slopes on this property. vi. Refer to Sheet Z-104 for proposed layout of private street, lots, unit types, uses, and location of parking. vii. A profile for the private street is attached as Exhibit C. viii. A maximum of 14 townhouse lots will be served by this private road, Page 1 Sec. 14-234.(C) 1. The private street will be adequate for traffic volume generated by 14 townhouses. 2. The comprehensive plan does not provide for a public street on this parcel. 3. A homeowner association will be established for this subdivision. The covenants & restrictions for the association will include the requirement for perpetual maintenance of the curb, sidewalk, and storm sewer that make up the private street. The homeowner dues will fund the cost of the maintenance. 4. The private street will not serve through traffic and will have only one intersection with the state highway system. 5.
